West Brookfield's Two Disclosed August Sales Span From $22,641 To $167,824

WEST BROOKFIELD -- West Brookfield recorded 12 property transfers with the Worcester County Registry of Deeds between Aug. 7 and Sept. 5, but only two of those deeds disclosed a sale price, ranging from $22,641 to $167,824.

MARKET OVERVIEW

Twelve deeds were recorded in West Brookfield during the four-week period. Of those, two disclosed a sale price: $167,824 and $22,641, producing a two-sale median of $95,232. The remaining 10 transfers, including bank, trust, estate and utility transactions, did not include a stated consideration amount, which is common for many deed types. Without prior-month figures available for comparison, the raw count of 12 recorded transfers does not by itself indicate whether the period was more or less active than usual for the town.

TOP SALES

Two of the 12 recorded deeds included a disclosed sale price. A property in West Brookfield, whose street address was not specified in the deed record, sold for $167,824 on Aug. 20. The sellers were Catherine I. Rogala and Matthew J. Rogala; the buyer was Country Bank For Savings. At 170 E. Main St., the property sold for $22,641 on Aug. 10; the seller was Daniel Sears and the buyer was Urban Development. The remaining 10 transfers, including those on Moorings Way, Kennedy Road, Wickaboag Valley Road, Snow Road, Birch Hill Road, Clearview Drive, West Main Street and Lakeshore Drive, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN

Two streets each recorded two transfers during the period. Clearview Drive saw transfers at 48 Clearview Dr. on Aug. 14, from Mortgage Electronic Registration Systems Inc. and PennyMac Loan Services LLC, and at 6 Clearview Dr. on Aug. 11, from Wells Fargo Bank N.A. and Gary A. Hebert. Lakeshore Drive saw transfers at 129 Lakeshore Dr. on Aug. 12, from Bill Laplante and Laplante Construction, and at 82 Lakeshore Dr. the same day, from Susan Sears and the estate of Gayle A. Hashey. The remaining transfers were spread across individual streets, including Moorings Way, Kennedy Road, Wickaboag Valley Road, Snow Road, Birch Hill Road, West Main Street and East Main Street, plus the unaddressed West Brookfield property in the Rogala transaction. Because only two of the 12 transfers disclosed a price, sales cannot be reliably grouped into price tiers this period.

MARKET NOTES

Several deeds point to lender involvement rather than conventional owner-to-buyer sales. Country Bank For Savings was the buyer in the Aug. 20 Rogala transfer; Wells Fargo Bank N.A. was a seller in the 6 Clearview Dr. transfer; and Mortgage Electronic Registration Systems Inc. and PennyMac Loan Services LLC were sellers in the 48 Clearview Dr. transfer. One transfer involved a trust moving within the same family: Roger E. Caron Jr., as trustee, transferred 17 Moorings Way from the Roger E. Caron Revocable Trust. Another, at 55 Snow Rd., moved between Stephanie S. McCaffrey and Anthony J. McCaffrey, both listed as trustees. The estate of Gayle A. Hashey was also among the sellers in the 82 Lakeshore Dr. transfer. Two transfers were not conventional residential sales: 153 Wickaboag Valley Rd. was transferred from Cynthia Henshaw to East Quabbin Land Trust Inc., a conservation organization, and 89 Kennedy Rd. was transferred from Kevin Blaine and Melissa J. Morrell to Massachusetts Electric Co. and Verizon New England Inc., utility companies. No beds, baths or square footage figures were available in the deed data for this period.
