Single Disclosed Sale Sets Berlin's Only Price Benchmark for August

BERLIN -- Thirteen properties changed hands in Berlin's deed records between Aug. 7 and Sept. 5, but only one listed a sale price, and six of the transfers sent properties to the town collector on a single day.

MARKET OVERVIEW

Berlin recorded 13 property transfers in the four-week period ending Sept. 5, according to Worcester County Registry of Deeds filings. Only one of the 13 deeds disclosed a sale price: $399,999, which is therefore the period's low, high and median. The remaining 12 transactions listed no consideration amount, a pattern common in bank, trust and municipal deed filings. Judged purely on transaction count, 13 recorded transfers in under a month is a notable volume for a town Berlin's size, though the near-total absence of pricing data makes it impossible to characterize the direction of the market from this period's filings alone.

TOP SALES

The only transaction with a disclosed price was a property listed as Berlin, MA, which sold for $399,999 on Aug. 17. The sellers were Georgeana Marcelino Frias, individually and as trustee, and the buyer was St Marys Credit Union. No other deed recorded in the period listed a sale price, so no further transactions can be ranked by price.

NEIGHBORHOOD BREAKDOWN

Six properties transferred to the Berlin Town Collector on Aug. 12, all without a disclosed price: 217 River Rd East (seller Assist Realty Group LLC), 227 Pleasant St (sellers Jarvis H. Ewing and Mildred J. Ewing, as trustees), 144 Highland St (sellers Beth E. Kosewski and David M. Kosewski, as trustees), 11 South St and 19 South St (both from seller Edward M. Munter), and 28 Village Ln (sellers Adrienne Rau and Olend Kondakciu). South Street was the only street with more than one recorded transfer, and both went to the town collector. Parker Road also saw two separate transfers, at 15 Parker Rd Unit 12 and 14 Parker Rd Unit 15, neither of which disclosed a price or a buyer.

MARKET NOTES

Clinton Savings Bank and Salem Five Cents Savings Bank each appeared as one of two listed sellers on deeds for 32 Brigham Rd and 165 Lyman Rd, respectively, alongside individual co-sellers Greg W. Tremelling and Gregorio Montillo; no buyer was disclosed for either deed. The 15 Parker Rd Unit 12 deed listed Georgeana Marcelino Frias, as trustee, and GMF Nominee Trust as co-sellers, the same day the Frias name appeared on the period's only priced sale. The 14 Parker Rd Unit 15 deed listed Darlene Lopez and Darlene Molina as co-sellers. Bed, bath and square-footage data are not available in deed records for any property in this period, so no price-per-square-foot comparison is possible. Two deeds, for 240 Central St and 44 Allen Rd, listed sellers (Shore Capital Real Estate Partners and John J. Clark and Jennifer L. Clark, respectively) with no buyer of record.
