Warren's Priciest Sale Tops $565,000 While Most September Deeds Await Pricing

WARREN -- Ten property transfers were recorded in Warren between Sept. 11 and Oct. 10, though sale prices have posted for just three of them so far. The top recorded sale, $565,000, closed Sept. 17.

MARKET OVERVIEW Ten sales were recorded in Warren during the period. Of those, three carry a recorded sale price: $30,000, $65,000 and $565,000, for a range of $30,000 to $565,000 and a median of $65,000. The other seven transfers have not yet had a price posted to the registry, which typically appears within about a week of recording. Ten transfers in a four-week span is a modest count, consistent with Warren's small size and the limited number of properties that typically change hands there in a given month.

TOP SALES The highest-priced transaction recorded was a $565,000 sale that closed Sept. 17, with Apostles of Infinite Love Inc., located out of county, as seller and Margot C. Schumacher as buyer. No street address was listed for this parcel in the deed data. The second-highest recorded sale was 24 Southbridge Road, which sold for $65,000 on Sept. 17. The sellers were Nancy Plankey and the estate of Philomena J. Laska; the buyer was A J Realty Group LLC. The third sale with a recorded price was 371 Old West Brookfield Road, which sold for $30,000 on Sept. 15. Peter M. Ryzewski was the seller and Cornerstone Bank the buyer.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no street-level clustering emerged. By price, the data splits into two tiers among sales with posted figures: one sale above $500,000 and two below $100,000, both under $70,000.
