Price data lags for most September Winchendon sales except one $840,000 deal

WINCHENDON -- The Worcester County Registry of Deeds recorded 13 property transfers in Winchendon over the past month, but only one carried a sale price so far: $840,000 for a house on Oak Street, leaving most of the period's market picture incomplete for now.

MARKET OVERVIEW The registry recorded 13 property transfers in Winchendon between Sept. 11 and Oct. 10. Only one of them carries a sale price as of this report: $840,000, for 99 Oak St., which stands as both the low and high end of the available price range and, by default, the median. Prices for the remaining 12 transfers had not yet reached the registry's data; such figures typically appear within about a week of recording. With only one priced sale on record, there isn't enough price data yet to characterize the month as active or quiet. The raw count of 13 recorded transfers is the only solid volume indicator available right now.

TOP SALES 99 Oak St. sold for $840,000 on Sept. 16. Iron Key Enterprise LLC was the seller and Vontive Inc. was the buyer. It is the only transaction in this period with a recorded price. The other 12 transfers recorded during the period have no price yet available, so no further ranking is possible until the registry updates its data.

NEIGHBORHOOD BREAKDOWN Pine Street saw two transfers: 22 Pine St., recorded Sept. 15 with sellers Lawrence A. Pelchat and Valerie Pelchat, and 15 Pine St., recorded Sept. 14 with sellers listed as Alyssa Ann Nicolls and Alyssa Ann Waters. The Royalston Road corridor saw three transfers: 101 Royalston Road North on Sept. 17, with sellers Timothy P. Roy and Eric J. Miller; 102 Royalston Rd. on Sept. 11, moving from United Wholesale Mortgage LLC to Mortgage Electronic Registration Systems Inc.; and 26 North Royalston Rd. on Sept. 11, with sellers Mark A. Eden and Diane L. Eden. The remaining transfers were spread one apiece across Maple Street, Lincoln Avenue, Converse Drive, West Street, Peggi Lane and Rice Road, with no further street-level clustering. Because only the Oak Street sale carries a price, no price-tier breakdown is yet possible for the rest of the period's transfers.

MARKET NOTES Two of the 13 recorded transfers, at 164 Lincoln Ave. and 102 Royalston Rd., involved Mortgage Electronic Registration Systems Inc. alongside Rocket Mortgage LLC and United Wholesale Mortgage LLC, respectively, which points to mortgage-related assignments rather than conventional owner-to-owner sales. Two other transfers recorded the same day, Sept. 14, one with no street address listed and one at 277 West St., moved property between Marisa Vincenz Coughlin and the Marisa Coughlin Family Trust, consistent with a within-family or trust-related transfer. Bed, bath, square-footage and property-type details were not available from the deed records for any of the 13 transfers.
