Warren's three disclosed home sales span $40,000 to $489,999 in July

WARREN -- The Worcester County Registry of Deeds recorded 13 property transfers in Warren between July 3 and Aug. 1, but only three listed a sale price, limiting what can be said about the town's market this period.

MARKET OVERVIEW Thirteen sales were recorded during the period. Among the three transactions with a disclosed price, sales ranged from $40,000 to $489,999, with a median of $285,000. The other 10 transfers carried no disclosed consideration, which is common for family and trust transfers, foreclosure-related deeds, and municipal takings. With only three of 13 sales priced, the raw count alone doesn't support a read on whether the market was active or quiet; the price data is too sparse to draw that conclusion.

TOP SALES The highest-priced sale was 32 Bacon St., which sold for $489,999 on July 14. The sellers were listed as Michael J. Splaine and Tabitha Splaine; the buyers were Swift Home Loans Inc. and Mortgage Electronic Registration Systems Inc.

The second-highest disclosed sale was 44 Manning Rd., which sold for $285,000 on July 7. Erik Bowley and Mark Ciccotelli were listed as sellers; Gabriel Heibel and Alissa Jagielski were listed as buyers.

The third disclosed sale was 61 Spring St., which sold for $40,000 on July 8. Maureen E. St. George and Richard O. St. George Jr. were listed as sellers; Brightbridge Credit Union was listed as the buyer.

The remaining 10 transactions recorded in the period did not include a disclosed sale price and cannot be ranked among the above.

NEIGHBORHOOD BREAKDOWN Two streets had multiple recorded transfers in the period. Spring Street saw two: 33 Spring St. (price not disclosed) and 61 Spring St. ($40,000). Brimfield Road also saw two: 989 Brimfield Rd. and 308 Brimfield Rd., both with prices not disclosed. Bemis Road had two as well: 850 Bemis Rd. and 1151 Bemis Rd., both price not disclosed.

By price tier, among the three disclosed sales: one fell under $500,000 in the $40,000-$285,000 range (61 Spring St. and 44 Manning Rd.), and one approached but stayed under $500,000 (32 Bacon St. at $489,999). No sale in the disclosed group exceeded $500,000.

MARKET NOTES Several of the period's transfers show patterns worth noting without speculation on the reasons behind them. Two properties -- 850 Bemis Rd. and 989 Brimfield Rd. -- listed Country Bank for Savings as a party to the transfer. One property, 34 Connor Dr., listed TD Bank NA as a seller alongside Pamela J. Korzec. The 32 Bacon St. sale listed Swift Home Loans Inc. and Mortgage Electronic Registration Systems Inc. as buyers.

Two transfers involved the Warren Town Collector as buyer: 11 O'Neil Rd., sold by Stefan Lizak, and 329 Brook Rd., sold by Nancy A. McDonnell. Both carried no disclosed price.

Two transfers appear to be within-family transactions. At an unspecified Warren address, Edward Stanek and Vincent Stanek transferred property to the Stanek Family Trust with Vincent F. Stanek as trustee. At 33 Spring St., Joseph H. Witaszek and James P. Witaszek transferred property to Joseph H. Witaszek and Richard E. Witaszek. Neither transfer disclosed a price.

Of the 13 recorded transfers, no property type, square footage, or bedroom/bathroom data was available from the deed records, so no comparison on that basis can be made.
