Just three of 13 Oxford deeds this period disclosed a sale price

OXFORD -- Thirteen property deeds were recorded in Oxford between July 10 and August 8, but only three disclosed a sale price, limiting what the data shows about the town's overall home values for the period.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 13 Oxford property transfers during the period. Of those, three listed a sale price, ranging from $44,000 to $245,000, with a median of $50,000. The remaining 10 deeds did not disclose a consideration amount. With only a quarter of the period's transactions showing price data, the raw count of 13 recorded deeds does not by itself indicate whether the period was active or quiet in terms of open-market home sales.

TOP SALES 11 Plantation St, Unit 11, Bldg 3, sold for $245,000 on July 10. The sellers were listed as Jacqueline L. Nedoroscik and Jacqueline L. Lear; the buyer was Peter Puzio. 422 Main St sold for $50,000 on July 10. The sellers were Joshua A. Church and Kylee A. Church; the buyer was Webster First Federal Credit Union. 24 Toria Heights Rd, Unit 100D, sold for $44,000 on July 13. The sellers were John W. Halliday III and Nichole A. Halliday. The remaining 10 recorded deeds did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Plantation Street and Plantation Road accounted for three of the 13 deeds recorded July 10: 11 Plantation St Unit 11 Bldg 3, 11 Plantation Rd, and 11 Plantation Rd Unit 11. Jacqueline L. Nedoroscik was listed as seller on two of those three. No other street had more than one recorded transfer during the period. By price tier, all three disclosed sales fell under $500,000, with the highest at $245,000 and the other two at $50,000 and below. No disclosed sales exceeded $250,000, though the price status of the other 10 properties is unknown.

MARKET NOTES Seven of the 13 deeds recorded during the period listed a bank, credit union or mortgage company as grantor, grantee, or both: Digital Federal Credit Union, Freedom Mortgage Corp, Webster First Federal Credit Union (both as seller and, separately, as buyer), New Residential Mortgage LLC, Newrez LLC, JPMorgan Chase Bank NA, and Mortgage Electronic Registration Systems Inc. with Sierra Pacific Mortgage Co Inc. One deed, for 2 Themeli Ct, listed JPMorgan Chase Bank NA as both seller and buyer. At least two of the 13 transfers involved condominium units: 24 Toria Heights Rd Unit 100D and 11 Plantation St Unit 11 Bldg 3. Bed, bath and square-footage figures were not available in the deed records for any property.
