Templeton Recorded Sale Prices Span Just $21,000 to $30,000 in August

TEMPLETON -- Twelve property deeds were recorded in Templeton between July 31 and Aug. 29, according to Worcester County Registry of Deeds records, but only two of those transactions listed a sale price, both under $31,000.

MARKET OVERVIEW The registry recorded 12 deed transfers in the period. Of those, two disclosed a consideration amount: $21,000 and $30,000, for a full price range of $21,000 to $30,000 and a median of $25,500. The remaining 10 records, or roughly five of every six deeds filed, carried no disclosed price, which is common for certain deed types but limits any broader read on local property values this period. Judged purely by count, 12 transactions is a moderate volume of recorded activity for the town; the data does not support a comparison to prior months or to state or national figures.

TOP SALES The highest-priced transaction was 200 Farnsworth Road, which sold for $30,000 on Aug. 3. The deed lists William J. Deveikis and Bernadette Deveikis as sellers and Operative Bank as buyer. The second transaction, recorded only as a Templeton property without a specific street address, sold for $21,000 on Aug. 4; the deed lists Arlene M. Ferrier and Arlene M. Edwards as sellers and Benjamin Edwards as buyer. No other transactions in the period disclosed a sale price, so no additional entries can be ranked by price. Beds, baths and square footage are not available from deed records for any of the 12 transactions.

NEIGHBORHOOD BREAKDOWN Mill Stone Lane was the only street with more than one recorded transfer: 25 Mill Stone Lane (Richard H. Mossow, seller) and 25 Mill Stone Lane Unit 43 (Joseph Martin, seller) both changed hands, on Aug. 3 and July 31, respectively; neither disclosed a price. The remaining nine addresses were each on a separate street: 12 Day Mill Drive Unit 94 Bldg R, 30 Laurel View Road, 6 Kennedy Way, 72 Old North Road, 21 Bridge Street, 132 Gray Road, 203 Brooks Road and 80 Rainbow Drive, plus the one Templeton property recorded without a street address. Because only two of the 12 deeds disclosed a price, a breakdown by price tier is not meaningful this period; the two disclosed sales, $21,000 and $30,000, both fall well under $50,000.

MARKET NOTES Ten of the 12 recorded deeds, or 83%, listed no sale price, the dominant pattern in this period's data. Two deeds involved transfers between mortgage-related entities rather than individual sellers and buyers: 30 Laurel View Road passed from Wells Fargo Bank NA to Freedom Mortgage Corp, and 72 Old North Road passed from Selene Finance LP to Carrington Mortgage Services LLC. Two other deeds listed a Templeton municipal board alongside an individual grantor: Templeton Town Appeals and Sandra Adrien on the deed for 132 Gray Road, and Templeton Town Conservation and Rick Oliver on the deed for 80 Rainbow Drive. The property type mix included at least two condominium units, 12 Day Mill Drive Unit 94 Bldg R and 25 Mill Stone Lane Unit 43, alongside single-address transfers elsewhere in town. One deed, involving Arlene M. Ferrier and Arlene M. Edwards as sellers and Benjamin Edwards as buyer, shares a surname across grantor and grantee, consistent with a transfer within the same family; the data does not indicate the reason for the transfer.
