Barre Home Sale Prices Span Wide Range From $7,608 To $299,000

BARRE -- Twelve properties changed hands in Barre between July 31 and Aug. 29, according to deeds recorded at the Worcester County Registry of Deeds, but only four of those transactions disclosed a sale price, leaving most of the period's activity without a public price tag.

MARKET OVERVIEW

The registry recorded 12 property transfers for the period. Among the four sales with a disclosed price, values ranged from $7,608 to $299,000, with a median of $113,012. Eight of the 12 transactions, two-thirds of the total, did not report a sale price in the deed record, which is common for certain types of transfers but limits how much the raw sales count says about overall market activity. With most prices undisclosed, the data does not support a characterization of the market as either active or quiet beyond the count itself.

The highest-priced transaction was 116 School St. N, which sold for $299,000 on Aug. 5. The seller was listed as Lance DeBoise and Stacey Luster; the buyer was Nicholas Nadeau. The second-highest was 66 Mechanic St., which sold for $200,000 on Aug. 3, with sellers David J. Williams and Stacia A. Williams and buyer Operative Bank. Two lower-priced sales closed on Aug. 6: 40 Kendall St. sold for $26,025, with sellers Heather L. Seaton and Jeremy T. Levesque and buyer Urban Development, and 1619 South St. sold for $7,608, with sellers Bryan Jakubiak and Marla Jakubiak, also to buyer Urban Development. No other transactions in the dataset carried a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

By price tier, one sale exceeded $250,000: 116 School St. N at $299,000. One sale fell in the $50,000 to $250,000 range: 66 Mechanic St. at $200,000. Two sales were under $50,000: 40 Kendall St. and 1619 South St., both closing Aug. 6 to the same buyer, Urban Development. The remaining eight sales, two-thirds of the month's total, had no disclosed price and are not grouped by tier here. One street pattern stands out: two separate deeds referencing 116 School St. N and 116 School St. North, addresses that appear to describe the same property, were both recorded on Aug. 5.
