Sturbridge August Deeds Show Wide Gap Between Two Disclosed Sale Prices

STURBRIDGE -- Twelve property deeds were recorded in Sturbridge between July 31 and Aug. 29, but only two of those transactions disclosed a sale price, according to Worcester County Registry of Deeds records reviewed for this report.

MARKET OVERVIEW Twelve deeds were recorded in Sturbridge during the period. Only two listed a sale price: $207,000 and $520,000, a range that produces a two-sale median of $363,500. The other 10 deeds carried no disclosed consideration amount, which is common for trust transfers, foreclosure-related filings and other non-arm's-length conveyances. Because 10 of the 12 recorded deeds lack price data and the dataset includes no prior-period figures for comparison, the raw count of 12 filings alone does not indicate whether the period was active or quiet.

TOP SALES Only two transactions could be ranked by price.

66 Steeple View, Unit 66: $520,000, recorded Aug. 3. Sellers Andrew T. Rogalski and Sandra A. Rogalski conveyed the unit to buyers Lois M. Sugrue, trustee, and William J. Sugrue Jr., trustee.

Address not specified beyond "Sturbridge, MA" in the deed record: $207,000, recorded Aug. 4. Sellers Ramilia R. Avanesian and Kerri J. Avanesian conveyed the property to Bank of America NA.

The remaining 10 deeds recorded during the period, including properties on Cedar Street, Champeaux Road, Podunk Road, New Boston Road, Farquhar Road, Shepard Road, Gladding Lane and River Road, did not include a disclosed sale price, so they cannot be ranked among the period's highest sales.

NEIGHBORHOOD BREAKDOWN Steeple View: Two separate deeds, covering 66 Steeple View and 66 Steeple View, Unit 66, were both recorded Aug. 3 with Andrew T. Rogalski and Sandra A. Rogalski listed as sellers. Only the unit-specific deed disclosed a price, $520,000.

Town Conservation transfers: Sturbridge Town Conservation was named as a party in two deeds, at 200 Haynes Street (with Sturbridge PV LLC) and 64 Shepard Road (with Cornerstone Homebuying LLC), recorded three days apart. Neither disclosed a price.

Price tiers: Of the two disclosed sales, one fell under $500,000 ($207,000) and one fell in the $500,000-to-$1-million range ($520,000). No disclosed sale exceeded $1 million.

The remaining properties, on Champeaux Road, Podunk Road, New Boston Road, Farquhar Road, Gladding Lane and River Road, showed no shared street or price-tier pattern beyond the absence of disclosed pricing.

MARKET NOTES The address format for 66 Steeple View, Unit 66, indicates a condominium sale, one of the few property-type distinctions visible in the data; the other addresses do not specify property type. Ten of the 12 recorded deeds, or 83%, carried no disclosed consideration amount. Two of those, at 17 Podunk Road and 5 Farquhar Road, list financial institutions on both sides of the deed (Mortgage Electronic Registration Systems Inc. to Rocket Mortgage LLC, and Wells Fargo Bank NA to Freedom Mortgage Corp.), consistent with a servicing or lien transfer rather than a typical owner-to-buyer sale. The 66 Cedar Street deed lists Dawna Foote, trustee, as seller conveying to Cedar Realty Trust, a transfer between related trust entities. Beds, baths and square footage were not available in the deed records for any property.
