Sterling Sale Prices Range Widely as Most July Deed Transfers Go Undisclosed

STERLING -- Eleven deeds were recorded in Sterling between July 3 and Aug. 1, but only three listed a sale price, ranging from $60,000 to $400,000, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW The registry recorded 11 property transfers in Sterling during the four-week period. Of those, three disclosed a sale price, ranging from $60,000 to $400,000, with a median of $361,416. Eight of the 11 transfers did not include a disclosed consideration amount. Based on the raw count alone, 11 recorded deeds over four weeks represents a moderate pace of activity for the town, though the low rate of price disclosure limits how much can be concluded about overall market pricing.

TOP SALES The three transfers with disclosed prices were the only ones that can be ranked by value.

A property listed in deed records only as "Sterling, MA," without a specific street address, sold for $400,000 on July 8. The seller was listed as Thomas G. Hall and Erin R. Hall, and the buyer as Leader Bank NA.

92 N Row Rd. sold for $361,416 on July 7. The seller was listed as Ronald R. Turgeon and Taryn M. Turgeon, and the buyer as Lakeview Loan Servicing LLC and Mortgage Electronic Registration Systems Inc.

13 Elliott Rd. sold for $60,000 on July 10. The seller was listed as Michael Xarras and Josie Xarras, and the buyer as Spring EQ LLC and Mortgage Electronic Registration Systems Inc.

The remaining eight transfers -- at 6 Tuttle Rd., 8 Birch Dr., 60 Redstone Hill Rd., 5 James Patten Rd., 12 Stephanie Anne Ln., 23 Albright Rd., 57 Kendall Hill Rd. and 10 Glendale Ave. -- did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN The 11 recorded transfers were spread across 11 different streets, with no street accounting for more than one transaction during the period. Among the sales with disclosed prices, one fell under $100,000 (13 Elliott Rd., $60,000) and two fell in the $300,000-to-$400,000 range (92 N Row Rd., $361,416, and the unaddressed Sterling property, $400,000).

MARKET NOTES Banks, credit unions and mortgage-servicing companies appear as a grantor or grantee in eight of the 11 recorded transfers, including Village Bank, GFA Federal Credit Union, Leader Bank NA, Lakeview Loan Servicing LLC, Mortgage Electronic Registration Systems Inc, Wells Fargo Bank NA, Freedom Mortgage Corp., Citizens Bank NA and Santander Bank NA. That pattern indicates a substantial share of July's recorded deeds involved mortgage-related transactions rather than direct sales between private buyers and sellers.

Thomas G. Hall and Erin R. Hall are listed as the seller on two separate deeds recorded the same day, July 8 -- the unaddressed Sterling property that sold for $400,000 and 12 Stephanie Anne Ln., which did not disclose a price.
