Sterling's only two priced sales this period land just above $75,000

STERLING -- Sterling recorded 12 property deed transfers between Aug. 21 and Sept. 19, but sale prices were available for only two of them so far, both just above $75,000 and both naming mortgage companies as the receiving party.

MARKET OVERVIEW Of the 12 deeds recorded during the period, two carried a sale price so far, ranging from $75,000 to $75,012, for a median of $75,006 based on those two transactions. Twelve recorded deeds over roughly four weeks is a typical count for Sterling based on volume alone, but with pricing attached to only two of them, the raw number offers a limited picture of the period's market. Price data for the other 10 transfers is not yet available in registry records.

TOP SALES The only two sales with recorded prices this period both fall on the same street. At 337 Redemption Rock Trl, the property sold Aug. 26 for $75,012; sellers were Andrew Taft and Ann Taft, and the deed names Mortgage Electronic Registration Systems Inc. and Better Mortgage Corp. as buyers. At 243 Redemption Rock Trl, the property sold Aug. 25 for $75,000; the seller was Laura Viano, and the deed names Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyers. The remaining 10 deeds recorded this period, at addresses including 5 Fox Run Rd, 53 Boutelle Rd and 279 Redemption Rock Trail, have not yet shown a price in registry data.

NEIGHBORHOOD BREAKDOWN Redemption Rock Trail/Trl accounted for three of the 12 deeds recorded this period, at 337, 243 and 279, the most of any street. Every other address in the dataset had a single recorded deed: 5 Fox Run Rd, 53 Boutelle Rd, 53 Lakeshore Dr, 81 Clinton Rd, 274 Leominster Rd, 6 Ashton Ln, 161 Justice Hill Cutoff and 5 North Row Rd, along with one transfer recorded without a specific street address. (337 Redemption Rock Trl), HSBC Bank USA NA (5 Fox Run Rd), Workers Federal Credit Union (53 Boutelle Rd), Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. (243 Redemption Rock Trl), All One Credit Union (81 Clinton Rd), Fairway Independent Mortgage Corp. and Mortgage Electronic Registration Systems Inc. (279 Redemption Rock Trail), and Wachusett Mortgage Corp. and Mortgage Electronic Registration Systems Inc. (161 Justice Hill Cutoff). That pattern is commonly associated with mortgage discharges, assignments and similar filings rather than conventional owner-to-owner sales.

Three other deeds involve matching family names: two list Erik Swenson as a party, once with no listed street address and once at 6 Ashton Ln, with a trust named on one side of the transfer; a third, at 5 North Row Rd, transfers a property between Ricky Dupuis and Susan Dupuis.
