EAST BROOKFIELD -- Twelve property transfers were recorded in East Brookfield between Aug. 21 and Sept. 19, according to Worcester County Registry of Deeds data, but a sale price has posted for only two of them so far. The rest are still waiting on price data to reach the registry, a routine lag rather than a sign anything is being withheld.

MARKET OVERVIEW The registry recorded 12 property transfers in East Brookfield during the period. Two carried a recorded sale price: $25,000 and $150,000, putting the range for priced sales at $25,000 to $150,000 with a median of $87,500. The other 10 transfers have not yet had a price post to the registry, which typically happens within about a week of the recording date. With price data covering just 2 of the 12 transfers, the raw count alone is not a reliable read on how active the period was; a fuller picture should emerge as the remaining prices are recorded in the coming days.

TOP SALES The period's highest recorded price was $150,000 for 201 Stone Rd, which sold Aug. 21. NEIGHBORHOOD BREAKDOWN Two deeds were recorded on the same street under differing spellings: 117 Lashaway Dr (Aug. 28) and 117 Lashway Dr (Aug. 27), both listing Michael Hayes as a party. Two more were recorded at 155 Dunn Brook Rd and 155 Dunnbrook Rd, both dated Aug. 28, again reflecting two spellings of what appears to be the same street name. The remaining eight transfers were spread across eight separate streets, West Sturbridge Road, Draper Road, Harrington Street, North Brookfield Road, Stone Road, Podunk Road and Howe Street, with no other street repeating.
