Single Disclosed Price Anchors Sterling's Otherwise Undisclosed August Home Sales

STERLING -- Eleven property transfers were recorded in Sterling over the past four weeks, but only one carried a disclosed sale price: $875,000 for a Carriage Way property sold Aug. 20 by Barbara Moccaldi to Brian and Marissa Fitzgerald.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 11 property transfers in Sterling between Aug. 14 and Sept. 12. Only one of those transfers included a disclosed sale price: $875,000, for the Carriage Way property that changed hands Aug. 20. The other 10 transfers had no disclosed price, which is normal for deed records but leaves too little price data to calculate a meaningful range or median for the period as a whole. By raw count, 11 recorded transfers over four weeks is a typical volume of activity for the town. Whether the period was active or quiet in dollar terms cannot be judged from a single disclosed price.

The period's only disclosed-price transaction was recorded Aug. 20: Barbara Moccaldi sold a property tied to Carriage Way to Brian and Marissa Fitzgerald for $875,000. A second deed recorded the same day, also naming Moccaldi and referencing Carriage Way, carried no disclosed price and appears to be a related filing on the same property.

No other transfer recorded during the period included a disclosed sale price, so the remaining sales cannot be ranked by value. Other transfers recorded in the period, each listed at price not disclosed, include 68 Laurelwood Road (Aug. 19), 230 Worcester Road (Aug. 19), 20 James Road (Aug. 18) and 25 North Row Road (Aug. 18).

No street had more than one recorded transfer during the period, so no street-level cluster emerged. Because only one of the 11 transfers had a disclosed price, sales also cannot be grouped by price tier.
