Petersham Sees Just Two Priced Sales Among Dozen Recorded Transfers

Petersham recorded 12 property transfers between Aug. 21 and Sept. 19, but only two carried a sale price by the time records were compiled: $20,000 at 43 West St. and $249,000 at 41 East St., the period's top sale, with a median of $134,500 based on those two figures. West Street saw th…

PETERSHAM -- Worcester County Registry of Deeds records show 12 property transfers in Petersham recorded between Aug. 21 and Sept. 19, but only two carried a sale price by the time records were compiled, leaving most of the period's activity without a dollar figure so far.

MARKET OVERVIEW

Twelve transfers were recorded in Petersham during the four-week period. Of those, two included a recorded consideration amount: $20,000 and $249,000. Based on those two figures, the sale price range for the period runs from $20,000 to $249,000, with a median of $134,500. The other 10 transfers had no price on file at the time of this report; that typically reflects a lag in the price reaching the registry's data, not a withheld figure, and prices for those deeds may appear in coming weeks. Because 10 of the 12 transactions lack pricing, the raw count of 12 transfers is the only complete measure available this period, and there is no prior-period figure in this data set to compare it against, so whether the pace is faster or slower than usual can't be determined from the count alone.

TOP SALES

Only two transactions carried a recorded price, so both are listed here rather than a fuller top-five.

41 East St. sold for $249,000 on Sept. 2. The seller was listed as Linda S. Kenney and the buyer as Cornerstone Bank.

43 West St. sold for $20,000 on Sept. 15. The sellers were listed as Elaine A. Caron and Elaine Caron, and the buyer as Cornerstone Bank.

Bed, bath and square-footage figures are not included in deed records and are not available for these or any other transfers in this data set.

NEIGHBORHOOD BREAKDOWN

West Street had the most activity of any single street, with three recorded transfers: 43 West St. ($20,000), 35 West St. (price not yet available) and 32 West St. (price not yet available), sold between Sept. 10 and Sept. 15.

Camel Hump Road had two recorded transfers, at 4 Camel Hump Rd. (Sept. 17) and 8 Camel Hump Rd. (Aug. 31), neither with a price on file yet.

The remaining seven transfers were spread across individual streets with one sale apiece: Common Street, Hardwick Road, East Street (the $249,000 sale), Old East Street, Monson Turnpike Road, Choate Drive and an unspecified Petersham address. None of the prices for those single-street sales, aside from 41 East St., were available as of this report.

By price tier, the data currently supports only two categories: one sale under $100,000 ($20,000 at 43 West St.) and one sale between $100,000 and $500,000 ($249,000 at 41 East St.). The remaining 10 transfers cannot yet be sorted into a price tier because no consideration amount has been recorded.

MARKET NOTES

A financial institution is named as either grantor or grantee in eight of the 12 transactions recorded this period. Cornerstone Bank appears three times: as buyer at 43 West St. and 41 East St., and as a listed seller at 8 Camel Hump Rd. GFA Federal Credit Union is listed twice, as a seller at both 70 Hardwick Rd. and 61 Monson Tpk Rd. Millbury National Bank, IC Federal Credit Union and Fifth Third Bank NA each appear once, at 32 West St., 80 Old East St. and 55 Choate Dr., respectively.

Two of the 12 transfers involve the same grantor, Toni Begman, conveying property to Toni Begman TR, a trust in the same name, both recorded Sept. 16, one at 11 Common St. and one at an address not specified in the record. Deed records do not indicate the reason for the transfers.

With only two of 12 transactions carrying a recorded price, this period's data is too limited to draw conclusions about property-type mix, price-per-square-foot patterns or overall price direction in Petersham. A fuller picture may emerge as pricing data for the remaining 10 transfers reaches the registry.
