Only Two of 13 Hopedale Sales Show a Price So Far This Period

HOPEDALE -- Thirteen properties in Hopedale changed hands between Aug. 21 and Sept. 19, according to newly recorded deeds at the Worcester County Registry of Deeds, but sale prices have posted for only two of those transactions so far, a typical lag in registry reporting rather than a sign that prices went unreported.

MARKET OVERVIEW Thirteen sales were recorded in Hopedale during the period. Of those, only two carry a recorded consideration amount so far: $155,000 and $484,357, putting the confirmed price range at $155,000 to $484,357 with a median of $319,678. That median is drawn from just two data points and will likely shift as more prices post in the coming days. Taken on raw count alone, 13 recorded transactions in a four-week span for a town of Hopedale's size points to active deed activity, though the thin price data means the dollar picture is still largely incomplete.

TOP SALES The highest-priced recorded transaction was $484,357 for a property listed simply as Hopedale, MA, with no specific street address provided in the deed record, sold Aug. 27. The sellers were Zachary Joseph Van Buskirk and Caitlyn Baglione; the buyers were New Fed Mortgage Corp and Mortgage Electronic Registration Systems Inc.

The second recorded sale was 132 Laurelwood Dr, Unit 132, which sold for $155,000 on Aug. 24. The seller was Linda Styles; the buyer was St Marys Credit Union.

The remaining 11 recorded transactions this period do not yet show a sale price and cannot be ranked among top sales until that data posts.

NEIGHBORHOOD BREAKDOWN Laurelwood Drive was the only street with more than one recorded transaction this period: the $155,000 condominium unit sale at 132 Laurelwood Dr and a separate sale at 204 Laurelwood Dr (price not yet available), which sold Aug. 25 with Needham Bank listed as seller and Elizabeth J. Sacco as buyer. The other 11 transactions were spread across 10 different streets, one sale each, including Gannett Way, Union Street, Westcott Road, South Main Street, Whitney Road, Hartford Avenue, Larkin Lane, Mellen Street, Richard Road and Home Park Avenue. With only two confirmed prices, both under $500,000, a price-tier breakdown is not yet meaningful for this period.

MARKET NOTES Seven of the 13 recorded transactions list a bank, credit union or mortgage-related entity (Citizens Bank NA, Milford Federal Bank, GSF Mortgage Corp, Mortgage Electronic Registration Systems Inc., Needham Bank, St Marys Credit Union or Metro Credit Union) as either grantor or grantee. Both transactions with a recorded price involved a financial institution as the buyer: New Fed Mortgage Corp/MERS at the Hopedale property and St Marys Credit Union at 132 Laurelwood Dr. That pattern is consistent with mortgage-related or lender-involved recordings appearing alongside standard property sales in registry data.

Several other entries reflect transfers among family members or into trusts: 5 Union St moved between Sanford Aronson and Sarah Aronson, both listed as trustees; 86 Hartford Ave moved from Edward A. Dillon and Jane R. Dillon to Matthew E. Dillon, trustee, and Karen L. McSweeney, trustee; and 208 South Main St and 26 Larkin Lane each list co-owned family names as sellers with no buyer recorded. Zachary Joseph Van Buskirk and Caitlyn Baglione appear on both sides of two separate entries recorded the same day, Aug. 27, once as sellers of the Hopedale property and once as sellers of 29 Mellen St, though no buyer or price is listed for the Mellen Street entry. The registry data does not indicate the reason for any of these transfers.

One of the two priced sales, 132 Laurelwood Dr Unit 132, is identified as a condominium unit; property type is not specified for the other 12 entries in the available deed data.
