Only one of nine East Brookfield deeds recorded in August listed a sale price

EAST BROOKFIELD -- Worcester County Registry of Deeds records show nine property transfers in East Brookfield recorded between July 31 and Aug. 14, 2026, but only one included a disclosed sale price. The gap leaves most of the month's activity untraceable in dollar terms, even as the number of recorded transactions was notable.

MARKET OVERVIEW Nine deeds were recorded in East Brookfield during the period. Of those, only one, the Aug. 14 sale of 355 Howe St., included a disclosed consideration amount: $325,000. Because just one of nine transactions carried a reported price, a meaningful price range or median cannot be calculated for the month as a whole; the $325,000 figure reflects that single sale, not a market-wide range. Measured by raw transaction count, nine deeds in a roughly two-week window represents active recording activity, though without pricing data on eight of the nine transfers, the depth of that activity in dollar terms is not established by this data set.

TOP SALES 355 Howe St. sold for $325,000 on Aug. 14. The seller was Lashaway Holdings LLC and the buyer was Paul McSweeny. It is the only transaction in the period with a disclosed sale price, so no additional ranked sales can be reported; the remaining eight transfers recorded in the period did not include consideration amounts in the deed data.

NEIGHBORHOOD BREAKDOWN With pricing unavailable for eight of nine transfers, sales cannot be grouped into price tiers. By street and location, the transfers were spread across Howe Street, Allen Road, West Sturbridge Road, Blaine Avenue, Depot Square, Park Street, Lashaway Drive and Dunn Brook Road, with no street recording more than one transfer during the period. One transaction listed only a general East Brookfield location without a specific street address.

MARKET NOTES Several of the period's transfers involved parties other than individual buyers and sellers. The East Brookfield Town Treasurer appears as a seller in two transactions, the Aug. 11 transfer at 306 West Sturbridge Rd. to Thang T. Luong and the Aug. 7 transfer at 101 Depot Sq. to San Holdings LLC. Mortgage Electronic Registration Systems Inc. transferred 106 Park St. to Prestige Home Mortgage LLC on Aug. 7. Limited liability companies appear on both sides of multiple deeds: Lashaway Holdings LLC sold 355 Howe St.; Premier RC Properties LLC sold 117 Lashaway Dr. to Yellow Breeches Capital LLC on Aug. 3; and HRG Development Corp. received the Dunn Brook Road parcel from an entity listed under the same road name. One transfer, the Aug. 14 deed for 109 Allen Rd., listed Adealine P. Bonneau as both seller and among the buyers, alongside Dawn J. Anderson, consistent with a transfer within the same family; deed records do not disclose the reason for the transfer. Bed, bath and square-footage figures, along with property type designations such as single-family, condominium or multi-family, are not included in Worcester County deed records and cannot be reported here.
