Only one of 11 recent Paxton property sales has a recorded price

PAXTON -- Eleven property transfers were recorded in Paxton over the past month, but only one carried a sale price in Worcester County Registry of Deeds data as of this report, leaving most of the period's sale figures still to post.

MARKET OVERVIEW Eleven property transfers were recorded in Paxton between Aug. 21 and Sept. 19, according to Worcester County Registry of Deeds data. Of those, only one, the Aug. 25 sale of 114 Holden Rd., carried a recorded sale price at the time of this report: $200,000. The remaining 10 transactions show price not yet available, which typically means the figure has not yet reached the registry's public data, a process that usually takes about a week after recording. Because only one of the 11 transfers has a posted price, that $200,000 figure also stands as both the range and the median for now; a fuller price picture should emerge as remaining figures post. The raw count of 11 recorded transfers over four weeks does not, on its own, indicate whether the period was more or less active than usual, since no comparison figures are available.

TOP SALES With only one recorded sale price in this period, 114 Holden Rd. is the sole transaction with a confirmed figure. It sold Aug. 25 for $200,000, with Timothy B. McDonnell as seller and T Bank and Traders Trust Co. as buyers. Prices for the other 10 transfers recorded in the period, including sales on Pleasant Street, Grove Street, Maple Street, Tanglewood Road, Rolling Ridge Lane, Meadowbrook Drive and a second Holden Road property, had not yet posted to the registry as of this report. Once those figures become available, a fuller ranking of the period's top sales will be possible.

NEIGHBORHOOD BREAKDOWN Pleasant Street saw the most activity in the period, with three recorded transfers: 439 Pleasant St. on Sept. 4, 309 Pleasant St. on Sept. 2, and 707 Pleasant St. on Aug. 21. Holden Road had two transfers: 72 Holden Rd. on Aug. 31 and 114 Holden Rd. on Aug. 25, the latter the period's only priced sale at $200,000. The remaining transfers were spread across individual streets, one each: 10 Meadowbrook Dr., 4 Rolling Ridge Ln., 55 Grove St., 16 Tanglewood Rd. and 51 Maple St. A separate transfer recorded Sept. 2 listed no street address; it moved property from Laurie J. Drazek and Kristine A. Binette to the Paxton Town Assessors.

MARKET NOTES A financial institution appears as a buyer or seller in six of the 11 recorded transfers: Country Bank for Savings at 10 Meadowbrook Dr.; Wells Fargo Bank N.A. and Freedom Mortgage Corp. at 55 Grove St.; Digital Federal Credit Union at 51 Maple St.; T Bank and Traders Trust Co. at 114 Holden Rd.; and Webster Five Cents Savings Bank at 707 Pleasant St. Two transfers, at 4 Rolling Ridge Ln. and 16 Tanglewood Rd., involved sellers holding the property in trust alongside an individual of the same last name. Bedroom, bathroom and square-footage figures are not available in the registry deed data for any property in this period, and with only one sale price on record, no price-per-square-foot or property-type comparisons can be made yet.
