Only One Boylston Sale Discloses Price Among 16 August Deed Transfers

Boylston recorded 16 property transfers with the Worcester County Registry of Deeds from July 31 through Aug. 29, but only one, the Aug. 5 sale of 12 Birchwood Drive for $496,422, disclosed a sale price. That figure marks the period's only known price point, serving as the low, high and…

BOYLSTON -- Sixteen properties changed hands in Boylston between July 31 and Aug. 29, but only one deed recorded a sale price: a $496,422 transaction on Birchwood Drive, according to Worcester County Registry of Deeds filings. The near-total absence of disclosed pricing, combined with banks and credit unions appearing as parties in more than half the transfers, sets this period apart from a typical run of conventional home sales.

MARKET OVERVIEW Worcester County Registry of Deeds filings show 16 sales recorded in Boylston during the period. Only one, the Aug. 5 transfer of 12 Birchwood Drive, listed a sale price, at $496,422. Because just one of the 16 transactions disclosed a price, that figure represents both the low and high end of the known range, and the median as well. The remaining 15 transfers, or roughly 94 percent of the total, recorded no consideration amount. With pricing data this limited, the raw count of 16 recorded transfers does not, on its own, indicate whether the period was active or quiet in market terms; it mainly reflects deed-recording volume rather than confirmed sale activity.

TOP SALES The only transaction with a disclosed price was 12 Birchwood Drive, which sold Aug. 5 for $496,422. The sellers were listed as Stephanie Sliwoski and Jeffrey Sliwoski; the buyers were listed as CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc. Bed, bath and square footage figures are not available from deed records.

No other transfer in the period disclosed a sale price, so a ranked list of top sales beyond this transaction cannot be produced from the available data. Other properties recorded during the period without price data included 15 Morningdale Avenue (Aug. 11), 6 Juniper Hill Drive (Aug. 10), 66 Perry Road (Aug. 10), 400 School Street (Aug. 7) and 239 Central Street (Aug. 7).

NEIGHBORHOOD BREAKDOWN Three streets each recorded two transfers during the period. Morningdale Avenue saw transfers at 15 Morningdale Ave. (Aug. 11) and 14 Morningdale Ave. (Aug. 3). Stiles Road recorded transfers at 211 Stiles Road (Aug. 6) and 80 Stiles Road (Aug. 3). School Street recorded transfers at 400 School Street (Aug. 7) and 25 School Street (July 31). The remaining 10 transfers were spread across individual streets with no repeat address, including Perry Road, Juniper Hill Drive, Heywood Street, Ledgewood Drive, Birchwood Drive, Smallwood Circle, Cook Street and Linden Street. Because a sale price was disclosed for only one property, a price-tier breakdown by street is not possible from the available data.

MARKET NOTES A bank, credit union or mortgage company appeared as either grantor or grantee in 11 of the 16 recorded transfers, including Cross River Bank, Bay State Savings Bank, Webster Five Cents Savings Bank, JPMorgan Chase Bank NA, Digital Federal Credit Union, Central One Federal Credit Union, St. Mary's Credit Union, Worcester Credit Union, CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc. That pattern is consistent with mortgage- or financing-related recordings rather than conventional buyer-to-seller property sales, and it corresponds with the near-total lack of disclosed sale prices in this dataset.

Two transfers involved a trust structure: 66 Perry Road passed between Mary Elizabeth Sears, trustee, and Andrew Sears, trustee; and 59 Linden Street passed from Linden Street Lending Trust to Erik T. Potter, trustee. Deed data does not indicate the reason behind either transfer.

No square footage, bedroom, bathroom or property-type (single-family, condominium, multi-family) information was available in this dataset, so no comparisons on those measures can be made.
