Only Disclosed New Braintree Sale In July Closes At $199,900

NEW BRAINTREE -- Five property deeds were recorded in New Braintree between July 3 and Aug. 1, but only one included a disclosed sale price, according to Worcester County Registry of Deeds records reviewed for this report.

MARKET OVERVIEW The registry recorded five property transfers in New Braintree during the period. Only one, closed July 30, listed a sale price: $199,900. Because just one of the five deeds carried a disclosed price, that figure represents the full range and the median for the period. The other four transfers -- involving Davis Road, two Oakham Road parcels and Dennis Whitney Road -- did not include consideration amounts, which is common in deed records for family, estate and institutional transfers. With only one price point available, the data does not support characterizing the period as active or quiet based on pricing; the recorded count of five deeds is the only volume measure available.

TOP SALES The lone disclosed sale involved a New Braintree property that sold for $199,900 on July 30. The seller was the estate of Betty A. Davis, together with Bonnie Lamadeleine; the buyers were Leobardo Mondragon Velez and Marie Celine Erie. Bed, bath and square-footage figures were not available in the deed record.

The four remaining transfers did not disclose a sale price. Marie Celine Erie and Leobardo Mondragon Velez were listed as sellers on 0 Davis Road, recorded the same day, July 30. Mortgage Electronic Registration Systems Inc. and Provident Funding Group Inc. were listed as sellers on 100 Dennis Whitney Road, recorded July 22; a buyer was not disclosed. Ashley W. Howard and Ethel J. Howard were listed as sellers on both 965 Oakham Road and the adjacent 0 Oakham Road parcel, both recorded July 14; a buyer was not disclosed for either.

NEIGHBORHOOD BREAKDOWN Two streets accounted for four of the five recorded deeds. Davis Road-area property appeared twice on July 30: the $199,900 sale to Velez and Erie, and a same-day, price-undisclosed transfer of 0 Davis Road on which Velez and Erie were listed as sellers. Oakham Road also appeared twice, both on July 14, with Ashley W. Howard and Ethel J. Howard listed as sellers on 965 Oakham Road and the adjacent 0 Oakham Road parcel. The fifth deed, for 100 Dennis Whitney Road, recorded July 22, stood alone in its location. Because only one sale disclosed a price, the data does not support grouping by price tier this period.

MARKET NOTES Deed records for the period do not include bed, bath or square-footage data, so no price-per-square-foot comparisons are possible, and property type -- single-family, land or otherwise -- is not indicated. Two naming patterns are visible in the records. On July 30, Leobardo Mondragon Velez and Marie Celine Erie were named as buyers on the $199,900 Davis Road-area sale and, the same day, as sellers on the price-undisclosed transfer of 0 Davis Road. On July 14, Ashley W. Howard and Ethel J. Howard were listed as sellers on two separate parcels, 965 Oakham Road and 0 Oakham Road, recorded the same day. The Dennis Whitney Road transfer listed Mortgage Electronic Registration Systems Inc. and Provident Funding Group Inc., both mortgage-industry entities, as sellers rather than individual homeowners.
