PHILLIPSTON -- Eight property deeds were recorded in Phillipston between Aug. 21 and Sept. 19, but a sale price has posted for only one of them so far, leaving most of the period's market activity undocumented in registry data.

MARKET OVERVIEW Eight sales were recorded during the period. Of those, only one carries a posted sale price: $25,000, recorded Aug. 27. The remaining seven show price not yet available. Because just one of eight transactions has a recorded price, that $25,000 figure represents the entire currently available price range and cannot be treated as a representative median for the month. Eight recorded deeds is a typical volume of activity for a town the size of Phillipston based on count alone, but with prices pending on seven of eight transactions, the available data offers limited insight into where values stand this period.

TOP SALES The only transaction with a recorded price is a Phillipston property, listed in the deed without a street address, that sold for $25,000, recorded Aug. 27, 2026. James DeGrenier was the seller; the buyers were Total Mortgage Services LLC and Mortgage Electronic Registration Systems Inc. The remaining seven transactions have not yet posted sale prices and cannot be ranked by value at this time.

NEIGHBORHOOD BREAKDOWN Three of the eight recorded transactions were on Powers Mill(s) Road: 45 Powers Mills Road and 45 Powers Mill Road, both recorded Aug. 27, and 20 Powers Mill Road, recorded Aug. 26. Prices are pending on all three. The remaining deeds were scattered across town: 60 Petersham Road (Aug. 25), 58 Millstone Road (Aug. 25), 195 Ward Hill Road (Aug. 24), 15 Blake Corner Road (Aug. 24), and the Phillipston deed with no listed street address (Aug. 27), which is the period's only priced sale at $25,000.

MARKET NOTES Mortgage Electronic Registration Systems Inc, a company that tracks mortgage ownership on behalf of lenders, appears as grantor or grantee in four of the eight recorded deeds: the $25,000 Phillipston transaction, and the transfers at 20 Powers Mill Road, 60 Petersham Road, and 15 Blake Corner Road. James DeGrenier appears as a seller in two separate deeds recorded the same day, Aug. 27: the $25,000 Phillipston transaction and 45 Powers Mill Road, the latter together with Mayra DeGrenier. Bed, bath and square-footage figures were not available for any of the eight properties in this period's deed records.
