North Brookfield's Lone Priced Sale This Period Closes At $120,000

NORTH BROOKFIELD -- Eleven properties changed hands in North Brookfield between Aug. 21 and Sept. 19, but only one deed carried a recorded sale price by the time registry data was compiled, leaving most of the period's market activity without a dollar figure attached.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 11 property transfers in North Brookfield during the four-week period. Of those, only one, the sale of 18 Arch St., included a posted sale price: $120,000. That figure is therefore both the low and high end of the period's price range and its own median. Prices for the remaining 10 deeds had not yet reached the registry; sale prices typically post within about a week of a deed being recorded, so several of the transfers logged in the final days of the period may show prices in next month's data. Based on the raw count alone, 11 recorded transfers over four weeks reflects a steady, if unremarkable, level of activity; the data does not include prior-month figures for comparison.

TOP SALES The only transaction with a recorded price is 18 Arch St., which sold Sept. 2 for $120,000. Michael F. O'Rourke was the seller; Salem Five Cents Savings Bank was the buyer. Bed, bath and square-footage figures are not available from deed records. The period's other 10 transfers, at 24 King St., 57 New Braintree Rd., 24 Sylvania Grove, 147 Oakham Rd., 109 School St., 263 N Main St., 7 Kittredge Rd., 80 New Braintree Rd., 10 Bullard Rd. and one parcel recorded without a listed street address, had no sale price available as of this report.

NEIGHBORHOOD BREAKDOWN New Braintree Road was the only street with more than one recorded sale: 57 New Braintree Rd. sold Sept. 1, and 80 New Braintree Rd. sold Aug. 26. The remaining nine transactions were spread across King, Arch, Sylvania Grove, Oakham, School, N Main, Kittredge and Bullard streets, plus one deed with no listed address. Because only one sale has a posted price, transactions cannot yet be grouped by price tier.

MARKET NOTES Several deeds named a bank or loan servicer as a party. North Brookfield Savings Bank was the seller on deeds for 24 King St. and 10 Bullard Rd. Salem Five Cents Savings Bank was the buyer on 18 Arch St. Lakeview Loan Servicing LLC was named alongside Anthony J. McAndrew on the 263 N Main St. deed, and Mortgage Electronic Registration Systems Inc. was named alongside Prestige Home Mortgage LLC on the 80 New Braintree Rd. deed. Separately, several deeds listed matching family surnames on both sides of the transfer: Robert C. and Shirley G. Gailey appear as grantor and grantee on the deed with no listed address, and as co-grantors on 24 Sylvania Grove; Richard P. Kelley and Richard P. Kelley Jr. are co-grantors on 57 New Braintree Rd.; and Mary and Thomas Anthony Contonio are co-grantors on 7 Kittredge Rd. With price data pending on 10 of 11 deeds, no price-per-square-foot comparisons or property-type breakdowns are possible for this period.
