BERLIN -- Eleven property transfers were recorded in Berlin between July 31 and August 29, according to Worcester County Registry of Deeds records, but none of the filings listed a sale price, leaving this month's market activity to be read through transaction count and transfer type alone.

MARKET OVERVIEW Eleven deeds were recorded in Berlin during the four-week period. All 11 transactions show price not disclosed, so a price range and median sale price cannot be calculated for this period. Because no sale prices were disclosed, transfers cannot be grouped into price tiers this period.

MARKET NOTES Two of the 11 recorded transfers, 217 River Rd East and 227 Pleasant St, named the Berlin Town Collector as buyer, both recorded on Aug. 12, consistent with tax title takings. Several other transfers involved trusts: Jarvis H. Ewing Tr. and Mildred J. Ewing Tr. at 227 Pleasant St; the Mary Matthew Family Trust and Carl James Matthew Tr. at 97 Boylston Rd; and Patricia M. Gavin Tr. to Patricia M. Gavin individually at 112 Dudley Rd Unit 112. The seller of record for 27 Autumn Ridge Rd included Fourleaf Federal Credit Union alongside John A. Rule. Two transfers involved condominium units rather than single-family properties. No sale price was disclosed for any of the 11 transfers, which prevents any price-per-square-foot or property-type value comparison for this period.
