Only One Of 12 Petersham Property Transfers Posts A Sale Price

PETERSHAM -- Worcester County Registry of Deeds recorded 12 property transfers in Petersham between July 31 and Aug. 29, but just one of them carries a disclosed sale price, leaving most of the period's housing activity undocumented in terms of value.

MARKET OVERVIEW Twelve property transfers were recorded in Petersham during the period, but only one, at 73 Old East St., carries a sale price in registry data: $100,000, recorded Aug. 17. That figure stands as both the low and high end of the period's price range and as the median sale price, since no other transaction has posted a price yet. Two more transfers, at 1 Old Barre Rd. and 206 Barre Rd., were recorded for nominal consideration under $10,000 and are not counted as sales. Barre Road saw two nominal-consideration transfers, at 1 Old Barre Rd. and 206 Barre Rd. The remaining six transfers were spread across single streets: 55 Choate Dr., 216 Glen Valley Rd., 206 Nichewaug Rd., 324 North Main St., 73 Old East St. and one filing with no street address listed in registry data.

MARKET NOTES Financial institutions, including credit unions, banks and mortgage-servicing companies, appeared as grantor or grantee in seven of the 12 transfers recorded during the period: GFA Federal Credit Union, Fifth Third Bank NA, Digital Federal Credit Union, Millbury National Bank, Cornerstone Bank, Mortgage Electronic Registration Systems Inc. and Tidewater Mortgage Services Inc. One transfer, for a property listed in registry data without a street address, moved from Brian T. Szyndlar and Suzanne E.
