LANCASTER -- Eleven property deeds were recorded in Lancaster between July 31 and Aug. 29, but only two of those records included a disclosed sale price, ranging from $568,000 to $710,000, according to Worcester County Registry of Deeds data.

MARKET OVERVIEW

The registry recorded 11 deed transfers in Lancaster during the period. Of those, two disclosed a sale price: $568,000 and $710,000, for a median of $639,000. The remaining nine records did not include a consideration amount, which is common for deed filings and does not necessarily indicate the properties changed hands for free. Because pricing data covers only two of the 11 transactions, the price range and median reflect a small sample and should not be read as representative of the full month's activity. Eleven recorded deeds in a single month is a notable volume of paperwork for a town the size of Lancaster, based on the raw count alone, though the registry data provided does not include prior-month figures for comparison.

TOP SALES

The two transactions with disclosed prices were the only ones that could be ranked by price; sale prices for the other nine recorded deeds were not disclosed.

The highest-priced transaction was $710,000, recorded Aug. 3. The deed record did not specify a street address. The sellers were Ronald J. Allen and Jeanne M. Allen; the buyers were Michael Triana and Amber R. Triana.

The second transaction, at 59 South Meadow Road, sold for $568,000 and was recorded Aug. 3. The sellers were Michael Triana and Amber R. Wingert; the buyers were CMG Mortgage Inc. and CMG Home Loans. Beds, baths and square footage were not available from the deed records for either transaction.

NEIGHBORHOOD BREAKDOWN

South Meadow Road accounted for four of the 11 recorded deeds, the most of any street in the data. Two separate entries were recorded for 59 South Meadow Road on Aug. 3, and two separate entries were recorded for 30 South Meadow Road on July 31 (listed in the data as both "30 So Meadow Rd" and "30 Southeast Meadow Rd" spellings). The July 31 sellers at 30 South Meadow Road were Stephanie L. Kay in one record and Steven C. Laubach and Isabela Laubach in the other.

Mary Catherine Drive had two recorded deeds, at 81 Mary Catherine Drive and 176 Mary Catherine Drive, both recorded Aug. 3. The seller at 81 Mary Catherine Drive was listed as Richard N. Wilsack and Barbara A. Wilsack. The seller at 176 Mary Catherine Drive was listed as Salem Five Cents Savings Bank and Macek Lois F Tr.

The remaining five recorded deeds were single entries on separate streets: 36 Vincent Avenue, 7 Spec Pond Lawson Avenue and 21 Whitcomb Drive, plus 156 Center Bridge Road and the $710,000 transaction with no street address specified in the record.

MARKET NOTES

Only two of the 11 recorded deeds, or about 18%, included a disclosed sale price. No square-footage, bedroom or bathroom data was available in any of the records, so no price-per-square-foot comparisons could be made, and no distinction between single-family, condominium or multi-family property types was available in the data provided.

Three records listed a bank or credit union as a seller: Bank of America NA at 36 Vincent Avenue, Salem Five Cents Savings Bank at 176 Mary Catherine Drive, and Digital Federal Credit Union at 7 Spec Pond Lawson Avenue. One record, at 176 Mary Catherine Drive, listed a trust, Macek Lois F Tr, as a party to the transaction. The deed data does not indicate the reason for these transfers.

Four of the 11 records shared surnames between the two listed parties (Allen, Wilsack, Laubach, and Kelly), consistent with jointly held property being conveyed by both owners; the data does not indicate whether any of these were estate or family trust transfers.
