Lancaster Deed Prices Range From $40,000 To $580,000 In Late August

LANCASTER -- Twelve property transfers were recorded in Lancaster between Aug. 21 and Sept. 19, but only two carried a sale price in registry data so far, leaving most of the period's activity still to be priced.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 12 Lancaster property transfers during the period. Of those, two show a recorded sale price: $40,000 and $580,000, for a full range of $40,000 to $580,000. The median sale price across the two available figures is $310,000. Ten of the 12 transfers have no price on file yet; that typically reflects a lag of about a week before consideration amounts post to the registry, not a withheld price. With only two of 12 transactions priced, the raw count of 12 recorded deeds points to active filing activity for the period, but the market's actual price picture will not be clear until the remaining figures post.

TOP SALES

The highest-priced transaction recorded was a Lancaster property that sold for $580,000 on Aug. 26. The seller was listed as Barbara Chop and Joseph Chop, and the buyer as Cornerstone Bank. No street address was included in the deed record for this transfer.

The second sale with a recorded price was 2201 N Main St., which sold for $40,000 on Aug. 21. The seller was listed as Thomas P. Fortier and Laura A. Shea, and the buyer as Workers Federal Credit Union.

The remaining 10 transfers, at 97 Langen Road, 17 Old Common Road, 70 Sterling St., 12 Cole Farm Road, 20 Farm Land Lane, 254 Mill St., 36 Vincent Ave., 148 Mary Catherine Drive, 284 Devonshire Way and 710 George Hill Road, do not yet have a recorded price and cannot be ranked among the period's top sales until pricing data posts.

NEIGHBORHOOD BREAKDOWN

No street in this period's data had more than one recorded transfer, so the 12 transfers are spread across 11 different addresses and streets, with Cole Farm Road and the unaddressed $580,000 Lancaster transfer sharing the same sellers, Barbara Chop and Joseph Chop.
