Just two of 11 West Boylston deeds disclose a sale price this month

WEST BOYLSTON -- The Worcester County Registry of Deeds recorded 11 property transfers in West Boylston between July 31 and Aug. 29, but sale prices were disclosed in only two of those transactions, limiting what can be said about the town's overall price trends this period.

MARKET OVERVIEW Eleven deeds were recorded during the period, but only two, or roughly 18 percent, included a disclosed consideration amount. Among those two, prices ranged from $389,000 to $665,000, with a median of $527,000. A raw count of 11 recorded deeds in a single month is a notable volume for a town the size of West Boylston, but because nine of the 11 transactions carry no price data, the figures above should not be read as representative of the broader market. Many of the undisclosed-price transactions involved banks, credit unions or mortgage companies as grantors or grantees, a pattern common in deed records for refinancing, foreclosure-related transfers or loan servicing changes rather than traditional arms-length home sales.

The deed data does not specify the reason for these transfers. Steven Setaro appears twice in the period's records: as the buyer of the $389,000 property on Aug. 6 and as the seller of record for 149 Woodland St. on the same date, though no price was disclosed for the Woodland Street transaction. One transfer, 24 Wood St., moved from Nancy C. Barakian to Steven G. Barakian as trustee of the Nancy C. Barakian Irrevocable Trust, an intra-family trust transfer; no price was disclosed and the deed data does not indicate the reason for the transfer.
