Just Two of 11 Webster Deeds Recorded in August Show a Sale Price

WEBSTER -- Eleven property deeds were recorded in Webster between July 31 and Aug. 29, but only two listed a sale price, leaving most of the month's transfers without a public dollar figure.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 11 Webster transactions during the period. Of those, only two disclosed a sale price: $63,300 and $75,000, for a price range of $63,300 to $75,000 and a median of $69,150 among the disclosed sales. Nine of the 11 deeds, or roughly 82%, listed no consideration amount. The overall volume of 11 recorded deeds in a four-week span reflects steady activity at the registry, though with price data available for fewer than one in five transactions, the figures do not support a broader read on where the market is heading.

TOP SALES 595 School St. sold for $75,000 on Aug. 4. The sellers were Nicole Eldred and Laurence E. Eldred; the buyer was Pentagon Federal Credit Union. 23 Lake Pkwy. sold for $63,300 on Aug. 3. The seller was Jessica Lyn Orpen; the buyer was Millbury Federal Credit Union. The remaining nine recorded transfers, at 40 West Ave., 40 Whitcomb St., 32 Colonial Rd., 18 DiDonato Ave., 3 Cedar Dr., 6 Joyce St., 3 Dominique Dr., 25 Stefaniak Ave. and an address listed only as Webster, MA, carried no disclosed sale price.

NEIGHBORHOOD BREAKDOWN The 11 deeds were spread across 11 different streets, including School Street, West Avenue, Lake Parkway, Whitcomb Street, Colonial Road, DiDonato Avenue, Cedar Drive, Joyce Street, Dominique Drive and Stefaniak Avenue, with no street accounting for more than one recorded transfer. By price tier, both disclosed sales, at $63,300 and $75,000, fall under $500,000. The other nine transfers cannot be sorted into a price tier because no sale amount was recorded.

MARKET NOTES A financial institution appears as grantor or grantee in five of the 11 recorded deeds: Pentagon Federal Credit Union (595 School St.), Webster First Federal Credit Union (40 West Ave.), Millbury Federal Credit Union (23 Lake Pkwy.), Webster Five Cents Savings Bank (18 DiDonato Ave.), and Wells Fargo Bank NA to Freedom Mortgage Corp. (3 Cedar Dr.). Two deeds involved trusts: the Webster property with seller Geraldine L. St. Jean transferred to Erik St. Jean as trustee of the G L St. Jean Irrevocable Trust, and 25 Stefaniak Ave. transferred from the Webster Common Condominium Trust to R Realty Management LLC. Deed records for this period did not include property type, square footage or bedroom/bathroom counts, so no comparison of price per square foot or housing type is possible.
