Hubbardston Sale Prices Range From $38,000 to $150,000 in Late Summer Deeds

HUBBARDSTON -- Only three of the 15 property deeds recorded in Hubbardston between Aug. 7 and Sept. 5 disclosed a sale price, and several of the transfers involved mortgage lenders, loan servicers or family trusts rather than a straightforward sale between a home-owning buyer and seller.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 15 property transfers in Hubbardston during the period. Of those, three listed a consideration amount, ranging from $38,000 to $150,000, with a median of $67,554. The remaining 12 deeds listed no sale price, which is common for certain deed types, including trust transfers, foreclosure-related conveyances and mortgage assignments. With only 20 percent of recorded transfers disclosing a price, the raw count of 15 deeds does not by itself indicate whether the local market was active or quiet; price trends cannot be reliably assessed from this dataset alone.

TOP SALES

The highest-priced disclosed sale was 38 Simond Hill Rd., which sold for $150,000 on Aug. 12. The sellers were Janice A. Forsyth and R. Scott Forsyth; the buyer was Clinton Savings Bank.

The second-highest disclosed sale was 8 Lowell Rd., which sold for $67,554 on Aug. 19. The sellers were Pauline Hachey and Pauline A. Hachey; the buyers were Massachusetts Electric Co. and National Grid.

The third disclosed sale, listed only as a Hubbardston property without a street address, sold for $38,000 on Aug. 19. The sellers were Jayson Gauvin and Kaleigh Gauvin; the buyer was All One Credit Union.

No other deeds in the dataset listed a sale price.

NEIGHBORHOOD BREAKDOWN

Madison Way was the only street with more than one recorded transfer: 31 Madison Way sold Aug. 18, and 28 Madison Way, Unit 14, sold Aug. 14. Neither deed disclosed a price. The remaining 13 transfers were spread across 13 different streets, including Ragged Hill Road, South Cove Road, New Westminster Road, Elm Street, Cheyenne Drive, Dogwood Road North, Chicopee Drive, Underwood Road, Adams Road and Healdville Road, with no other clustering evident in the data.

Among the three disclosed sale prices, two fell under $100,000 (the $38,000 and $67,554 sales) and one fell between $100,000 and $200,000 (the $150,000 sale). No disclosed sales exceeded $200,000 in this period.

These included transfers connected to Rocket Mortgage LLC and Wilmington Savings Fund Society FSB (1 Cheyenne Dr.), Guaranteed Rate Inc. and ServiceMac LLC (86 Chicopee Dr.), Clinton Savings Bank (38 Simond Hill Rd.), All One Credit Union (the Aug. 19 Hubbardston sale), and Massachusetts Electric Co./National Grid (8 Lowell Rd.). Deed records do not specify the purpose of these transfers, such as whether they reflect refinancing, mortgage assignment or foreclosure activity.

The dataset also included transfers involving trusts: the Silverleaf Hollow Condominium Trust conveyed 2 South Cove Rd. to Byrnes Property Management, Barbara Proffitt transferred 39 Underwood Rd. to Barbara Proffitt as trustee, and Francois I. One condominium unit was recorded in the period, 28 Madison Way, Unit 14, sold by James Harvey Smith and Vicki Lynn Smith. One deed, 10 Elm St., listed a limited liability company, Tenelm St LLC, as buyer. No beds, baths or square footage figures were available in the deed data for any property.
