Spencer Sale Prices Span $11,285 to $200,000 in July Deeds

SPENCER -- The Worcester County Registry of Deeds recorded 16 property transfers in Spencer between July 3 and Aug. 1, but sale prices had posted for only four of them by the time records were reviewed, ranging from $11,285 to $200,000.

MARKET OVERVIEW Sixteen deeds were recorded in Spencer during the period. Of those, four carried a recorded sale price, one was a nominal-consideration transfer not reflecting market value, and 11 showed no price yet in the registry's data. Among the four priced transactions, prices ranged from $11,285 to $200,000, with a median of $67,500. Because 12 of the 16 recorded deeds carry no usable sale price, the raw count of 16 transfers does not by itself indicate whether the period was active or quiet; price data for most of these deeds had not yet reached the registry.

TOP SALES The highest-priced transaction was 39 East Charlton Rd., which sold for $200,000. Peter M. Fabryckl was the seller and UMassFive College Federal Credit Union the buyer. A Spencer property, address not specified in the deed data, sold for $70,000; the sellers were listed as Joyce Marie Cycz and Joyce Marie Mulherin, and the buyer was Scott Cycz. The property at 48 Irving St. sold for $65,000; sellers were Michael Foley and Antonio P. Foley, and the buyers were listed as Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage LLC. At 14 Wire Village Rd., the property sold for $11,285; the seller was listed as Danielle Gebo and Danielle L. Gebo, and the buyer was LVNV Funding LLC.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transfer. Irving Street had two transactions: 48 Irving St. sold for $65,000, while 40 Irving St. shows price not yet available. Wilson Avenue also had two transfers, at 37 Wilson Ave. and 0 Wilson Ave., both with Deborah A. Coleman listed as seller and both showing price not yet available. Among the four transactions with recorded prices, three fell under $500,000: $11,285, $65,000 and $70,000, while one, at $200,000, was the only sale above $100,000 but still under $500,000. No transaction in the available price data exceeded $200,000.

MARKET NOTES Several entries in this period's data involve banks, mortgage servicers or lenders as sellers, buyers, or both, including Wells Fargo Bank NA, Freedom Mortgage Corp., Mortgage Electronic Registration Systems Inc., Rocket Mortgage LLC and Digital Federal Credit Union. Three of those, at 82 Cranberry Meadow Rd., 2 I Capen Rd. and 42 Donnelly Cross Rd., all recorded on July 7 with Wells Fargo Bank NA as seller and Freedom Mortgage Corp. as buyer, and all three currently show price not yet available. One transfer, at 38 Lake St. Ext., was recorded as a nominal-consideration transfer from Eugene Koprowski to CKS Prime Investments LLC and is not counted among this period's sales figures. No bed, bath or square-footage data was available for any property in this data set, so no price-per-square-foot comparisons could be made.
