Phillipston Home Sale Tops $380,000 As Median Price Reaches $343,000

PHILLIPSTON -- Ten property transfers were recorded at the Worcester County Registry of Deeds for Phillipston between July 31 and Aug. 29, but sale prices were available for only three of them by the time records were filed, with two others classified as nominal-consideration transfers rather than market sales.

MARKET OVERVIEW Three of the 10 recorded deeds carried a sale price, ranging from $25,000 to $380,000, with a median of $343,000. Five entries listed no price, meaning that information had not yet reached the registry at the time of this report. Two additional transfers were recorded for nominal consideration, typically $1 or $10, and are not counted toward the price range or median. With most of August's transfers still lacking price data, the period's overall market tone cannot be fully assessed from the available figures alone.

TOP SALES The month's highest-priced transaction was 60 Petersham Road, which sold for $380,000 on Aug. 14. The seller was listed as Edwin Figueroa Torres; the buyers were Mortgage Electronic Registration Systems Inc. and American Neighborhood Mortgage Acceptance Co. LLC.

20 Riley Switch Road sold for $343,000 on Aug. 12. The seller was David R. Clapham; the buyer was Cornerstone Bank.

A third recorded sale, listed simply as "Phillipston, MA" without a specific street address, sold for $25,000 on Aug. 18. The sellers were Jason M. Maillet and Vicki M. Maillet; the buyer was Workers Federal Credit Union.

No other transfers in the period had recorded sale prices.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transfer during the period. Royalston Road had two transactions: 20 Royalston Road (sold Aug. 12, price not yet available) and 80 Royalston Road (sold Aug. 4, price not yet available).
