Disclosed Milford sale prices span $25,000 to $105,000 in latest deed filings

MILFORD -- Seven property transfers were recorded in Milford between Aug. 14 and Sept. 12, according to Worcester County Registry of Deeds data, with four of them listing a bank, mortgage company, or mortgage-registration entity as the buyer rather than an individual.

MARKET OVERVIEW

The registry recorded seven property transfers in the four-week period. Three of the seven included a disclosed sale price, ranging from $25,000 to $105,000, with a median of $45,000 among those three. The other four transfers did not include a disclosed consideration amount, which is common in deed filings and does not necessarily indicate the property's market value. Seven recorded transfers is a modest total for a single month based on the raw count alone.

TOP SALES

The highest-priced transaction was 30 Congress St., which sold for $105,000 on Aug. 14. The sellers were listed as Anthony M. Murphy and Anthony Murphy; the buyer was Milford Federal Bank.

52 Bancroft Ave. sold for $45,000 on Aug. 14. The seller was Douglas L. Rane; the buyers were listed as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

A third transfer, recorded for a Milford property without a specific street address listed in the deed, sold for $25,000 on Aug. 14. The sellers were Robert J. Nealon and Ana Nealon; the buyers were Mortgage Electronic Registration Systems Inc and Guaranteed Rate Inc.

The remaining four recorded transfers, at 8 Moschilli Circle, 16 Congress Terrace, 37 Mark Drive and 6 Berkley Road, did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

The seven transfers span six differently named streets: Congress Street, Bancroft Avenue, Moschilli Circle, Congress Terrace, Mark Drive and Berkley Road (the Nealon transfer's street was not specified in the deed). No two transfers in the period shared the same street name. Among the three disclosed prices, one exceeded $100,000 (30 Congress St.) and two fell between $25,000 and $50,000 (52 Bancroft Ave. and the unaddressed Milford property).

Four of the seven recorded transfers list a bank, mortgage lender, or mortgage-registration entity, such as Milford Federal Bank, Rocket Mortgage LLC, Mortgage Electronic Registration Systems Inc, Guaranteed Rate Inc, or ServBank NA, as the grantee rather than an individual buyer. The 8 Moschilli Circle transfer lists both a seller (Mortgage Electronic Registration Systems Inc and Money Source Inc) and a buyer (ServBank NA) that are lending or mortgage-servicing entities. Three transfers, at 16 Congress Terrace, 37 Mark Drive and 6 Berkley Road, list only a seller in the available deed data, with no buyer recorded. Bedroom, bathroom and square-footage figures are not available from deed records for any of the seven transfers.
