Barre Home Sale Tops $200,000 as Most July Deeds Omit Price

BARRE -- Ten property deeds were recorded in Barre during the four-week period ending Aug. 1, but only two of them disclosed a sale price, led by a $200,000 transfer on Sunrise Avenue.

MARKET OVERVIEW Ten transactions were recorded in Barre from July 3 through Aug. 1. Only two of the ten deeds listed a sale price: $45,600 and $200,000, a range that also serves as the full price spread for the period. The median of the two disclosed prices was $122,800. With eight of ten transactions carrying no listed consideration, the raw count of ten filings does not by itself indicate how active the conventional home-sale market was during the period; much of the recorded activity involved mortgage-related entities rather than price-bearing sales between individual buyers and sellers.

TOP SALES The period's highest-recorded sale was 281 Sunrise Ave., which sold for $200,000 on July 8. The sellers were Garth R. Dickson and Pamela Dickson; the buyer was Cornerstone Bank. The only other disclosed-price transaction was a $45,600 sale recorded July 8, with no street address listed in the deed. The sellers were Richard S. Thomas Sr. and Anna M. Thomas; the buyers were Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC. No other deeds recorded during the period included a sale price, so no additional transactions could be ranked by price.

NEIGHBORHOOD BREAKDOWN Two streets had multiple transfers recorded in the period. High Street saw two deeds: 44 High St., transferred from Michael C. Gruber as trustee to Michael C. Gruber individually, and 29 High St. N, transferred from Barre Town Treasurer to Lester E. Boyer; neither disclosed a price. South Street also saw two deeds: 760 South St., involving sellers Noelle Wassarman and Derek M. Wassarman, and 327 South St., transferred from Wells Fargo Bank NA to Freedom Mortgage Corp; both also lacked disclosed prices. The remaining transfers were single occurrences on Sunrise Avenue, Wheelwright Road, Chamberlain Hill Road, Rockingstone Road and Vernon Avenue. Of the two transactions with disclosed prices, both fell under $500,000.

MARKET NOTES Six of the ten recorded deeds involved a mortgage-related entity, Mortgage Electronic Registration Systems Inc., Rocket Mortgage LLC, Wells Fargo Bank NA, Freedom Mortgage Corp, Capital One NA or JPMorgan Chase Bank NA, as either buyer or seller, a pattern consistent with mortgage assignments or lender-to-lender transfers rather than sales to individual buyers. Two deeds listed Barre Town Treasurer as seller, at 29 High St. N and 121 Chamberlain Hill Rd., both recorded July 7. The 44 High St. transfer moved the property from Michael C. Gruber as trustee to Michael C. Gruber individually, a trust-to-individual transfer rather than a sale to a new owner. Bedroom, bathroom and square-footage data were not available from deed records for any property in this period.
