Webster Sale Prices Span $60,000 To $347,985 As Registry Data Lags

WEBSTER -- The Worcester County Registry of Deeds recorded 13 property transfers in Webster between Aug. 28 and Sept. 26, but only three carried a sale price by the time records were compiled, with the top sale so far a $347,985 transaction on Stoughton Avenue.

TOP SALES 8 Stoughton Ave. sold for $347,985 on Aug. 31. Sellers Brian Bailey and Lindsey Bailey transferred the property to Guaranteed Rate Inc., with Mortgage Electronic Registration Systems Inc. also named on the deed.

0 Ridgewood Rd. sold for $150,000 on Aug. 28. Seller Lorna Sullivan transferred the property to buyer Wagner Pinheiro.

74 South Shore Rd. sold for $60,000 on Aug. 31. Sellers Janet L. Leblanc and Paul W. Leblanc transferred the property to buyer Ruben Rodrick.

These three transactions are the only ones among the 13 recorded transfers with a sale price available at this time.

NEIGHBORHOOD BREAKDOWN Killdeer Road had two recorded transfers during the period, more than any other street. Kevin W. Sullivan and Elinor Sullivan were listed as sellers on 174 Killdeer Rd., recorded Aug. 31. Wayne Hey and the Wayne B. Hey Family Realty Trust were listed on 270 Killdeer Rd., recorded Aug. 28. No other street had more than one recorded transfer this period.

Among the three transactions with a recorded price, one fell below $100,000 (74 South Shore Rd. at $60,000) and two fell in the $100,000 to $500,000 range (0 Ridgewood Rd. at $150,000 and 8 Stoughton Ave. at $347,985). No sales in the dataset topped $500,000.

Separately, the 270 Killdeer Rd. transfer moved the property from an individual, Wayne Hey, to a realty trust bearing his name, a pattern consistent with a transfer within the same family. One recorded transfer, listed only as "Webster, MA" with seller Matthew M. Zicaro, did not include a specific street address in available records.
