Only two of 11 Auburn deed transfers in September carry a recorded price

AUBURN -- Eleven properties in Auburn changed hands between Sept. 4 and Oct. 3, according to deeds recorded at the Worcester County Registry of Deeds, but sale prices have reached the registry for only two of them so far.

MARKET OVERVIEW

The registry recorded 11 sales during the period. Of those, two carry a sale price so far: $107,000 and $395,000, a range of $288,000. The median of the two available prices is $251,000. Prices for the remaining nine sales had not yet reached the registry as of this report; that typically happens within about a week of recording and does not indicate secrecy on the part of buyers or sellers. With only 2 of 11 sales priced, the raw count of 11 recorded transfers does not, by itself, indicate whether September was active or quiet for Auburn; a fuller read on market activity will depend on prices posting in the coming days.

TOP SALES

67 Pakachoag St. sold for $395,000 on Sept. 8. Richard K. England and Marilyn J. England were the sellers; Planet Home Lending LLC and Mortgage Electronic Registration Systems Inc. were the buyers.

A property listed only as Auburn, MA in the deed sold for $107,000 on Sept. 10. Robin M. Bradley was the seller; Digital Federal Credit Union was the buyer.

The remaining nine recorded transfers, at 9 Thayer Ave., 3 Magna Vista Dr., 112 Hampton St., 15 Hampton St., 94 Central St., 28 Rock Ave., 29 Knowles St., 9 Laurel St. and 3 Old Farm Rd., have price not yet available.

NEIGHBORHOOD BREAKDOWN

Hampton Street had two recorded transfers in the period, at 112 Hampton St. and 15 Hampton St., both sold Sept. 9 and both with price not yet available. No other street had more than one recorded transfer. By price tier, the two sales with recorded prices fall on opposite ends of the range: $107,000 and $395,000. The remaining nine sales cannot be sorted into tiers until their prices post.

MARKET NOTES

Several of the recorded transfers involve mortgage-related entities rather than conventional buyer-seller pairs. Mortgage Electronic Registration Systems Inc. appears as a seller or buyer in four transactions: 9 Thayer Ave., 3 Magna Vista Dr., 112 Hampton St. and 29 Knowles St. Freedom Mortgage Corp. appears as a seller at 9 Thayer Ave. and as a buyer at 29 Knowles St. Leader Bank NA, Tex Financial Services LLC and Reliance First Capital LLC also appear as sellers in the dataset. These patterns are consistent with loan-servicing or lender-to-lender transfers; the deed data does not indicate the reason for any individual transfer.

A handful of transfers also appear to keep property within the same family or ownership entity.
