Only One of Nine Athol Home Sales Shows a Recorded Price

ATHOL -- Nine properties changed hands in Athol between Sept. 4 and Oct. 3, but only one of those transactions has a recorded sale price in registry data so far, leaving most of the period's market activity to be filled in as pricing catches up.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded nine property transfers in Athol during the period. Of those, one carries a sale price so far: $170,000. Because only one price has posted, the $170,000 figure stands as both the range and the median by default; it should not be read as representative of the other eight transfers, whose prices had not yet reached the registry when this report was compiled. Based on volume alone, nine recorded transfers is a typical count for a four-week stretch in a small town, but no conclusion about market strength can be drawn until more prices post.

TOP SALES The only transaction with a confirmed price is a property in Athol that sold for $170,000 on Sept. 4. Seller Irvin Hartin transferred the property to J Directed LLC. No street address was listed for this deed in registry data. The remaining eight recorded transfers, listed below by street, do not yet have prices attached.

NEIGHBORHOOD BREAKDOWN Two deeds were recorded the same day for Columbian Avenue: one at 48 Columbian Av, with Kevin C. Plante as seller, and another at 48 Columbian Ave, with Ashley Alexandra Newell and Ashley Newell as sellers. The slight spelling difference between "Av" and "Ave" in registry data suggests these may refer to the same address. Individual deeds were also recorded at 629 Chestnut Hill Ave, 250 Rice St, 133 Woodlawn Rd, 19 Everett Av, 26 Humphrey Pl and 401 South St. Irvin Hartin, the seller in the one priced sale, also appears as the seller on the 19 Everett Av deed, meaning Hartin is listed as a grantor on two separate transfers recorded this period. Since none of these eight transfers has a posted price, no price-tier breakdown is possible yet.

Everett as seller on the 629 Chestnut Hill Ave deed, and Mortgage Electronic Registration Systems Inc. is listed alongside Swift Home Loans Inc. as seller on the 250 Rice St deed, patterns consistent with mortgage-related or lender-involved transfers. The 401 South St deed lists Northeast Realty Trust and Christopher R. Amenta, trustee, as sellers, indicating a trust-related transfer. Bed, bath and square-footage data were not available in registry records for any transaction this period.
