Upton Sale Prices Split Below and Above $500,000 as Most Await Data

UPTON -- Eleven property deeds were recorded in Upton from Aug. 21 through Sept. 19, but sale prices were listed for only two of them, leaving most of the period's transactions without a confirmed value so far.

MARKET OVERVIEW Of the 11 deeds recorded during the period, two carried a listed consideration amount: $247,950 and $736,865. Based on those two figures, the price range for the period runs from $247,950 to $736,865, with a calculated median of $492,407. The remaining nine transactions show no price yet. A missing price on a recently recorded deed typically reflects a lag of about a week before the Worcester County Registry of Deeds posts the consideration amount, not a withheld or undisclosed figure. By raw count, 11 deeds recorded in roughly a four-week span is an active pace for the town, even though pricing data has not yet caught up to that volume.

TOP SALES Only two of the period's sales have a recorded price: An unaddressed Upton property sold for $736,865 on Aug. 27, the highest price recorded in the period. The seller was listed as Douglas Pereira Dossantos; the buyers were Mortgage Electronic Registration Systems Inc. and OCMBC Inc. 23 North St. sold for $247,950 on Aug. 27. The sellers were listed as Walter Matulis Jr. and the estate of Walter Peter Matulis Sr.; the buyer was Asset Solutions Inc. The other nine deeds recorded in the period, at 64 Old Elm Way, 10 Depot St., 0 North St., 45 Mendon St., 158 Glenview St., 10 Kiwanis Beach Rd., 74 Crockett Rd., 57 Plain St. and 6 Pine St., have not yet posted a sale price and cannot be ranked among the top sales until pricing data becomes available.

NEIGHBORHOOD BREAKDOWN North Street had two transfers in the period. 23 North St. sold for $247,950, and a second parcel, listed as 0 North St., also changed hands with Walter P. Matulis Sr. listed as seller; that sale's price is not yet available. By price tier, the two sales with recorded prices fall on either side of $500,000: 23 North St. sold below that mark, at $247,950, while the unaddressed Upton property sold above it, at $736,865. The nine properties without recorded prices, spread across Old Elm Way, Depot Street, Mendon Street, Glenview Street, Kiwanis Beach Road, Crockett Road, Plain Street and Pine Street, cannot yet be sorted into a price tier.

MARKET NOTES Deed records show a family-related transfer pattern on North Street: the sales at 23 North St. and 0 North St. both list Matulis family sellers, one an individual and one an estate. Citizens Bank NA is listed as a seller on two deeds, at 10 Depot St. and 10 Kiwanis Beach Rd.; neither has a recorded price yet. Mortgage Electronic Registration Systems Inc. appears on both sides of the ledger during the period: as a buyer in the $736,865 sale of the unaddressed Upton property, and as a seller in the still-unpriced deed recorded at 57 Plain St. Douglas Pereira Dossantos is listed as seller in two separate deeds recorded the same day, Aug. 27, one for the unaddressed $736,865 property and one at 45 Mendon St., which has not yet posted a price. No bedroom, bathroom or square footage data was available in the deed records reviewed for this report, and no price-per-square-foot comparisons could be made.
