Three West Boylston sales post prices as most September deeds await data

WEST BOYLSTON -- The Worcester County Registry of Deeds recorded 13 property transfers in West Boylston between Sept. 4 and Oct. 3, but sale prices had posted for only three of them as of this report, with figures ranging from $15,000 to $500,000.

MARKET OVERVIEW

Thirteen deeds were recorded during the period, but only three carried a sale price in the registry data: $15,000, $25,000 and $500,000. The median of those three recorded prices is $25,000. TOP SALES

The highest-priced recorded transaction was 6 Valley Forge Circle, which sold for $500,000 on Sept. 10. The sellers were Kathleen M. Brigham and Steven W. Brigham; the buyer was Digital Federal Credit Union. Bed, bath and square footage figures were not available from the deed record.

The second-highest recorded sale was 14 Fort Niagara Drive, which sold for $25,000 on Sept. 4. The seller was Deborah McGowan; the buyer was Bank of America NA.

The third recorded sale was 255 Prospect Street, which sold for $15,000 on Sept. 4. The sellers were Edward A. Parzyck and Micheline Betty.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one transfer in the period. Prospect Street saw two deeds recorded: 257 Prospect St. (Sept. 8, price not yet available) and 255 Prospect St. ($15,000, Sept. 4). Blake Avenue also saw two deeds recorded: 11 Blake Ave. and 15 Blake Ave., both on Sept. 9, with prices not yet available for either. Sterling Street likewise had two transfers: 330 Sterling St. (Sept. 8) and 121 Sterling St. (Sept. 4), both without recorded prices.

Among the three sales with recorded prices, one falls in the under-$500,000 tier ($15,000 and $25,000) and one sits at the $500,000 mark. The remaining 10 transfers cannot yet be sorted into a price tier because no consideration amount has posted.

Several of the unpriced transfers list banks, credit unions or mortgage-related entities as a party to the deed, including Homefield Credit Union, Mortgage Electronic Registration Systems Inc. (named in three separate transfers, on Yale Avenue, Sterling Street and Bonnie View Drive), United Wholesale Mortgage LLC and HarborOne Mortgage LLC. This pattern is consistent with mortgage-discharge or lender-related paperwork rather than conventional arm's-length home sales, though the deed data does not specify the nature of each transaction.

One transfer, an unspecified West Boylston address recorded Sept. 8, listed Richard J. Phelps and Sally J. Phelps as sellers and Richard J. Phelps as buyer, indicating a transfer within the same family. No price was recorded for this deed.
