Only two of 14 Warren sales carry a reported price so far this month

WARREN -- The Worcester County Registry of Deeds recorded 14 property transfers in Warren between Sept. 4 and Oct. 3, but sale prices had posted for only two of them as of this report, limiting what can be said about the month's overall price trend.

MARKET OVERVIEW Fourteen sales were recorded in Warren during the period. Of those, two carry a reported sale price so far: $30,000 and $388,000, for a full range of $30,000 to $388,000 and a median of $209,000 based on the prices available. Price data for the remaining 12 sales was not yet available at the time of reporting; registry figures typically post within about a week of recording, so additional prices may appear for this period in coming weeks. By raw count, 14 recorded transfers in a single month is a notable volume for Warren, though the data does not indicate whether that reflects traditional home sales, bank-related transfers, or a mix of both.

TOP SALES A Warren property, with no street address specified in the deed record, sold for $388,000 on Sept. 9. The sellers were listed as Nicholas Earl Jones and Megan Elizabeth Jones, and the buyer was North Brookfield Savings Bank.

371 Old West Brookfield Rd. sold for $30,000 on Sept. 15. The seller was listed as Peter M. Ryzewski and the buyer as Cornerstone Bank.

No other sales in this period have a reported price yet. Twelve additional deeds were recorded between Sept. 4 and Sept. 15, covering properties on Nelson Street, Bridge Street, Rivers Bend Road, Pleasant Street, Main Street, Bemis Road, Reed Street, Dunham Road, Burbank Avenue and Quaboag Street, but none had posted a sale price as of this report.

NEIGHBORHOOD BREAKDOWN Pleasant Street had two recorded transfers: 87 Pleasant St. on Sept. 9 and 72 Pleasant St. on Sept. 4. Neither has a reported price yet. Burbank Avenue also had two recorded transfers: 114 Burbank Ave. on Sept. 8 and 84 Burbank Ave. on Sept. 8. Neither has a reported price yet. The remaining 10 sales were spread across individual streets, including Old West Brookfield Road, Nelson Street, Bridge Street, Rivers Bend Road, Main Street, Bemis Road, Reed Street, Dunham Road and Quaboag Street, each with one recorded transfer. Of the two sales with reported prices, one fell under $100,000 and one fell in the $300,000-$400,000 range.

MARKET NOTES Beds, baths and square footage were not available in the deed data for any property in this period. Several of the month's deeds name a bank or a mortgage-registration entity as a party: Cornerstone Bank, North Brookfield Savings Bank, Rocket Mortgage LLC, Mortgage Electronic Registration Systems Inc., Nationstar Mortgage LLC, Freedom Mortgage Corp., and Mortgage Electronic Registration Systems Inc. again on a separate deed. That appears on at least seven of the 14 recorded transfers, including both sales with a reported price. The sellers on the $388,000 sale, Nicholas Earl Jones and Megan Elizabeth Jones, also appear as sellers on a separate, unpriced transfer at 1250 Reed St. recorded the same day, Sept. 9. One transfer, at 87 Pleasant St., involved a trust: the seller is listed as Emily P. Schiavi, trustee, and the Sandville Family Trust. The deed data does not indicate the reason for the transfer. With price data covering only two of 14 recorded sales, broader conclusions about September's price trend in Warren are not yet supported by the available data.
