West Brookfield Home Prices Range Widely From $100,000 To $700,000 In September

WEST BROOKFIELD -- Ten properties recorded deed transfers in West Brookfield between Sept. 4 and Oct. 3, but only four carried a sale price in the registry as of this report, leaving most of the month's market activity still to be priced.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 10 transfers in West Brookfield during the period. Of those, four included a sale price, ranging from $100,000 to $700,000, with a median of $278,000. The remaining six transactions had no price yet available, which is typical for recently filed deeds and does not necessarily mean a sale is still pending; the data generally catches up within about a week. With six of 10 entries still unpriced, the full scope of September's market, including the true median across all transactions, won't be clear until more consideration amounts post.

TOP SALES

38 Warepoint Road sold for $700,000 on Sept. 8. The sellers were listed as Cara L. Lapenas, trustee, and Denise M. Newland, trustee; the buyers were Elizabeth Deforest and Kevin S. Deforest.

A West Brookfield property sold for $416,000 on Sept. 10. The sellers were listed as Jessica Lee Hebert and Eric T. Hebert; the buyers were listed as Drew Mortgage Associates Inc. and Mortgage Electronic Registration Systems Inc.

82 Lakeshore Avenue sold for $140,000 on Sept. 8. The seller was listed as Susan Sears; the buyer was North Brookfield Savings Bank.

21 Nipmuck Road sold for $100,000 on Sept. 14. The seller was listed as Robert Eric Peterson; the buyer was North Brookfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

By price tier among the four recorded sales: one transaction, at 38 Warepoint Road, fell in the $500,000-to-$1 million range. The other three, at 82 Lakeshore Avenue, 21 Nipmuck Road and the unaddressed West Brookfield property, fell under $500,000. No sale in the period reached $1 million.

Ware Point Road saw two separate deed transfers in the same week: the $700,000 sale at 38 Warepoint Road on Sept. 8, and a same-day transfer at 38 Ware Point Road (listed with a slightly different address spelling in the registry) from Cara L. Lapenas, trustee, to the Lapenas Irrevocable Trust, with no price recorded. The two entries involve the same seller name and address, consistent with a trust transfer alongside the outright sale.

Jessica Lee Hebert and Eric T. Hebert appear as sellers in two separate Sept. 10 transactions: the $416,000 transfer to Drew Mortgage Associates Inc. and Mortgage Electronic Registration Systems Inc., and a price-not-yet-available transfer of 15 Oak Drive.

MARKET NOTES

Beds, baths and square footage are not available from deed records for any of the 10 transactions, so no price-per-square-foot comparisons can be made this period.

North Brookfield Savings Bank was listed as the buyer in two of the four priced transactions, at 21 Nipmuck Road and 82 Lakeshore Avenue, both among the lowest-priced sales of the period.

One transfer, at 79 Lake View Avenue, listed West Brookfield Town Conservation as a buyer alongside seller Ronald Sicotte; no price has been recorded for that transaction.

Two transactions in the dataset, the Warepoint/Ware Point Road transfer and the Hebert sellers' pairing, involve the same family or ownership group appearing more than once in the same recording window. No motivation for either pattern is indicated in the deed data.
