Two of Nine Recent Webster Deeds Disclose Sale Prices Ranging Widely

WEBSTER -- Nine property deeds were recorded in Webster over the past month, but sellers disclosed a sale price in only two of those transactions, including a $1.2 million sale, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW Nine sales were recorded in Webster between July 24 and August 22, 2026. Of those, two deeds included a disclosed sale price, ranging from $287,500 to $1,200,000, with a median of $743,750 between the two. The other seven deeds did not include a sale price, which is common for certain deed types. Nine recorded deeds is the total figure available for the period; without comparable data from prior months, this dataset does not show whether that count represents a busier or quieter month than usual for Webster.

TOP SALES The highest-priced transaction was a $1,200,000 sale recorded July 24, 2026, with no street address specified in the deed beyond Webster. The sellers were Janet L. LeBlanc and Paul W. LeBlanc, and the buyer was Edward J. Naroian. The second disclosed sale was 33 Highcrest Park, Unit 4, Building 7, which sold for $287,500 on July 24, 2026. The sellers were Wendy Levesque and Wendy Carter, and the buyer was Wayne Sylvia. The remaining seven deeds recorded in the period, at 8 Day Lane, 17 Pinehurst Drive, 33 Highcrest Park, 47 West Avenue, 7 Victoria Drive and 77 South Shore Road, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Highcrest Park was the most active address in the dataset, appearing in three separate recorded deeds during the period: the $287,500 unit sale to Wayne Sylvia, a second deed for the same unit (33 Highcrest Park, Unit 4, Building 7) listing Sylvia as seller with no buyer specified, and a separate deed at 33 Highcrest Park involving the Highcrest Condominium Trust and the Highcrest Condominium Association. By price tier among the two disclosed sales, one fell under $500,000 ($287,500 at Highcrest Park) and one exceeded $1 million ($1,200,000, address not specified).
