MARKET OVERVIEW Seven deeds were recorded in the period. Of those, two carried a disclosed consideration amount, ranging from $45,000 to $590,000, with a median of $317,500. Based on raw count alone, seven recorded sales is a modest volume for a single month in a town of West Boylston's size. Because five of the seven transactions did not disclose a price, the range and median above describe only the two disclosed sales, not the full month's market.

TOP SALES 118 Worcester St. sold for $590,000 on June 26. Kevin and Sarah McRell were the sellers; the buyer was Country Bank For Savings. 182 Pierce St. sold for $45,000 on June 29. Edward J. and Jennifer L. Flanagan were the sellers; the buyer was Leominster Employees Federal Credit Union. The remaining five transactions -- at an unspecified West Boylston address, 102 Woodland St., 285 Laurel St., 264 Lancaster St. and 217 Malden St. -- did not disclose a sale price in deed records.
