Two disclosed Barre sales this month ranged from $252,000 to $360,000

BARRE -- Eight properties changed hands in Barre between July 24 and Aug. 22, but only two of those transactions disclosed a sale price in county deed records, according to the Worcester County Registry of Deeds.

MARKET OVERVIEW Eight sales were recorded in Barre during the four-week period ending Aug. 22. Only two of the eight, or one in four, listed a sale price on the deed. Those two disclosed prices ranged from $252,000 to $360,000, with a median of $306,000 based on that two-sale sample. Because six of the eight recorded transfers did not disclose a price, the figures above describe a small subset of the period's activity, not the full market. The raw count of eight recorded deeds is the only volume measure available; no comparative data from prior periods was provided to judge whether that represents a change in pace.

TOP SALES Only two of the eight recorded transactions disclosed a price, so only two can be ranked.

50 Grove St. sold for $360,000 on July 30. Sellers Carmine Gugliotti and Grace Gugliotti conveyed the property to Ashley Warren, trustee of the Ashley Warren Family Trust.

A Barre property, street address not specified in the deed, sold for $252,000 on Aug. 3. Seller Dylan A. Girardi conveyed the property to Webster First Federal Credit Union.

The remaining six recorded sales, at 661 Wheelwright Road, 50 Grove St. N, 711 South Barre Road, 654 Hardwick Road, 211 Phillipston Road and 346 Old Coldbrook Road, did not disclose a price and are not included in the ranking.

NEIGHBORHOOD BREAKDOWN Grove Street saw two recorded deeds on July 30: 50 Grove St., which sold for $360,000, and 50 Grove St. N, price not disclosed. Both listed the same sellers, Carmine and Grace Gugliotti. No other street had more than one recorded sale during the period. The remaining transactions were spread across Wheelwright Road, South Barre Road, Hardwick Road, Phillipston Road and Old Coldbrook Road, one sale apiece.

By price tier, the two disclosed sales both fell in the $250,000-to-$400,000 range. The other six transactions, with no disclosed price, cannot be placed into a price tier.

MARKET NOTES Three of the eight deeds involved a mortgage-related entity as buyer or seller. Webster First Federal Credit Union was the buyer in the Aug. 3 transfer. Mortgage Electronic Registration Systems Inc. was listed as a seller on the 711 South Barre Road transfer. Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were listed as sellers on the 346 Old Coldbrook Road transfer.

Two transfers show a change in ownership form rather than a sale to a new party. At 654 Hardwick Road, the property moved from John D. Brewer and Christine M. Brewer to John D. Brewer alone. At 50 Grove St., the property moved into a trust, the Ashley Warren Family Trust, with Ashley Warren named as trustee.

Property type, square footage, and bedroom or bathroom counts were not available in the deed data reviewed for this report.
