TEMPLETON -- Ten property transfers were recorded in Templeton during the four-week period ending Oct. 3, but only two carried a sale price in the registry's data so far, ranging from $15,000 to $43,000.
MARKET OVERVIEW
Ten deeds were recorded in Templeton between Sept. 4 and Oct. 3. Of those, two carried a sale price in the Worcester County Registry of Deeds data: $43,000 and $15,000, for a median of $29,000 between the two. Prices for the remaining eight transfers had not yet reached the registry's data as of this report; that typically reflects a lag of about a week before a consideration amount is recorded, not that a price was withheld. Judged by raw count alone, ten transfers in four weeks is a modest pace for the town, and several of the ten appear to involve lenders, credit unions or family trustees rather than open-market buyer-seller sales.
TOP SALES
69 South Road sold for $43,000 on Sept. 9, the highest recorded price in this period. Taylor Rebecca Sylvester was the seller; Workers Federal Credit Union was the buyer.
10 Main Street, Unit A sold for $15,000 on Sept. 9. Bernadette J. Greenwood was listed among the sellers; GFA Federal Credit Union was the buyer.
The other eight transfers recorded in the period, at 17 White Circle, 16 Gavin Road, 175 State Road, 100 Stone Bridge Road, 30 Schoolhouse Road, 30 Schoolhouse Drive and 34 Albert Drive, and one transfer without a listed street address, do not yet carry a recorded price.
NEIGHBORHOOD BREAKDOWN
No street in this period's data had more than one address with a distinct price. One pairing stands out procedurally rather than geographically: 30 Schoolhouse Road and 30 Schoolhouse Drive were both recorded on Sept. 8 with the same two names, Rosalyn Corredor and Mary Sawyer, appearing as sellers on one deed and as trustees on the other, suggesting the two filings relate to the same transaction. The remaining eight addresses, White Circle, Gavin Road, State Road, South Road, Main Street, Stone Bridge Road and Albert Drive, each appear once. With only two of ten sales carrying a price, both under $500,000, a price-tier breakdown is not yet meaningful for the broader dataset.
MARKET NOTES
One of the 10 recorded transfers, at 10 Main Street, Unit A, is a condominium unit; the deed data does not specify property type for the other nine. Several of the parties named in this period's deeds are financial institutions rather than individual buyers or sellers: Operative Bank appears as a seller on the Gavin Road deed, Workers Federal Credit Union and GFA Federal Credit Union are listed as buyers on the two priced sales, and Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC are listed as the parties on the Stone Bridge Road deed. Two other deeds show the same individuals on both sides of the transaction: the Schoolhouse Road and Schoolhouse Drive filings list Rosalyn Corredor and Mary Sawyer as both grantors and, as trustees, grantees, and a deed with no listed street address shows Christina M. Lamoureux as both seller and buyer alongside seller Randolph D. Marchant. These patterns point to a mix of lender-related filings and within-family or trustee transfers alongside the period's two priced sales.
