Sutton sale prices mostly unposted as September closings await registry data

SUTTON -- The Worcester County Registry of Deeds recorded eight residential property transfers in Sutton between Aug. 28 and Sept. 26, but sale prices had posted for only one of them as of this report, a reminder that price data typically lags a closing by about a week.

Eight sales were recorded in the period. Of those, one carried a recorded sale price: $723,350. Because only one price has posted, the $723,350 figure also stands as both the low and high end of the range and as the median; it should not be read as representative of all eight transactions, most of which are still awaiting price data from the registry. The raw sales count, eight properties in about a month, is the only volume signal available; the data does not support a characterization of the market as active or quiet beyond that count.

The single sale with a recorded price involved a property listed only as "Sutton, MA" in the registry data, without a specific street address. It sold for $723,350 on Aug. 31. The sellers were Bernard Trevor Rabidou and Molly Elizabeth Rabidou. The buyers were CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The remaining seven sales, at 235 Putnam Hill Road, 129 Burbank Road, 11 Skye Line Drive, 5 Peach Tree Drive, 18 Boundary Stone Road, 58 Douglas Road and 566 Mendon Road, do not yet have recorded prices and cannot be ranked among top sales until that data posts.

NEIGHBORHOOD BREAKDOWN

No street in this period had more than one recorded sale: Putnam Hill Road, Burbank Road, Skye Line Drive, Peach Tree Drive, Boundary Stone Road, Douglas Road and Mendon Road each had a single transaction, and the priced sale had no street address listed. With price data available for only one of eight properties, a breakdown by price tier is not possible this month; the sole priced sale falls in the $500,000-to-$1 million range.

The Burbank Road listing names an estate and the Douglas Road listing names trustees, indicating those two transfers moved through an estate or trust rather than a conventional buyer-seller sale; the data does not indicate why.
