Sturbridge September Deeds Show Narrow $380,000 to $425,000 Price Band So Far

STURBRIDGE -- Twelve property transfers recorded at the Worcester County Registry of Deeds between Sept. 4 and Oct. 3, but only three carry a sale price so far, leaving most of the month's market activity still to be quantified.

MARKET OVERVIEW The registry recorded 12 deed transfers in Sturbridge during the period. Of those, three have a sale price posted: $380,000, $425,000 and $425,000, for a range of $380,000 to $425,000 and a median of $425,000. The remaining nine transfers have no price yet, which is typical for recently filed deeds; consideration amounts generally appear in registry data within about a week of recording. With just three of 12 transfers priced, the raw count alone does not support a conclusion about whether the month was active or quiet; a fuller picture should emerge as the remaining prices post.

TOP SALES The two highest-priced transactions both closed at $425,000 on Sept. 8. One involved a Sturbridge property, address not specified in the deed record, sold by Danielle and Jonah Bissell to Alliance Catholic Credit Union. The other was 6 Hall Rd, sold by David Basti and Hansie Grignon to Jonah and Danielle Bissell, also for $425,000. The third priced sale was 37 Arnold Rd, which sold for $380,000 on Sept. 4; the seller was Paul Girard and the buyers of record were Mortgage Electronic Registration Systems Inc. and CrossCountry Mortgage LLC.

NEIGHBORHOOD BREAKDOWN All three sales with recorded prices fall in a single tier, $380,000 to $425,000, with no transfers yet priced above or below that range. Two streets saw multiple transfers on the same day: Whittemore Road had two deeds recorded Sept. 8, at 9 Whittemore Rd (seller David Basti and Hansie Grignon) and 11 Whittemore Rd (seller Jonah and Danielle Bissell), neither yet priced. Colonial Drive also had two transfers the same day, both at 92 Colonial Dr, one listing Jason Proulx as trustee as seller and the other listing Jason Proulx as trustee and Gerard Proulx as sellers with Gerard Proulx as buyer, a transfer within the same family; neither has a posted price. The remaining transfers, at 31 Clark Rd, 226 Roy Rd, 98 Westwood Dr, 84 South Shore Dr and 136 Podunk Rd, are each single, standalone deeds with no price recorded yet.

MARKET NOTES Nine of the 12 recorded transfers, 75% of the month's total, have no sale price yet available. Bed, bath and square-footage figures are not included in deed records and are omitted here. One transfer, the 92 Colonial Dr unit sale from Jason Proulx as trustee and Gerard Proulx to Gerard Proulx, is a transfer within the same family rather than an arm's-length sale. The 226 Roy Rd deed similarly involved a trust, Roy Road Realty Trust, with Rona Roy as trustee. On Hall Road and Whittemore Road, the Bissell and Basti/Grignon names appear as both buyers and sellers across the two streets on the same day, Sept. 8; the data does not indicate why, and no motivation should be inferred.
