Sturbridge Sale Prices Span $100,000 to $486,000 in Late Summer Deeds

STURBRIDGE -- Fifteen properties changed hands in Sturbridge between Aug. 21 and Sept. 19, according to Worcester County Registry of Deeds records, with recorded sale prices ranging from $100,000 to $486,000. Pricing data was available for only four of those 15 transactions as of this report.

MARKET OVERVIEW

Of the 15 recorded deeds, four carried a sale price so far: $100,000, $125,000, $150,000 and $486,000. That produces a median sale price of $137,500. The remaining 11 transactions had not yet posted a price at the time of this report; a lag of about a week between recording and price posting is typical for registry data and does not indicate anything about those specific transactions. With pricing available for roughly a quarter of the period's transfers, the raw count of 15 recorded deeds over four weeks does not by itself indicate whether the period was more or less active than usual.

TOP SALES

The highest-priced transaction on record was 238 Walker Rd, which sold for $486,000 on Aug. 24. The sellers were listed as David S. Kida and Emily R. Sevigne; the buyer was Monson Savings Bank.

302 New Boston Rd sold for $150,000 on Aug. 26. The sellers were Erik M. Lafortune and Kimberly M. Lafortune; the buyer was Bank of America NA.

A Sturbridge property, listed in deed records without a specific street address, sold for $125,000 on Aug. 26. The seller was Cheryl Coppola; the buyer was Rockland Trust Co.

91 Cedar St sold for $100,000 on Aug. 24. The seller was Jenna Trueman; the buyer was Cornerstone Bank.

Beds, baths and square footage were not available from the deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN

Two streets saw more than one recorded transfer this period. Cedar Street had two: 91 Cedar St, which sold for $100,000, and 298 Cedar St, where a price has not yet been recorded. Westwood Drive also had two: 114 Westwood Dr and 66 Westwood Dr, both without a recorded price so far.

The remaining nine transactions were spread across individual streets with no other overlap: New Boston Road, Willard Road, Lauren Lane, Leadmine Road, Walker Road, South Road, Beach Avenue, Walker Pond Road, Allen Road and Old Towne Way.

By price tier, among the four sales with a recorded price, three were below $150,000 and one, on Walker Road, was above $400,000. The 11 sales without a posted price cannot yet be sorted into a tier.

MARKET NOTES

A bank was listed as the buyer in three of the four priced transactions: Bank of America NA, Rockland Trust Co. and Cornerstone Bank. A fourth priced sale, on Walker Road, listed Monson Savings Bank as the buyer. Financial institutions also appear among the unpriced transfers: North Brookfield Savings Bank is listed as a seller on Old Towne Way, and Mortgage Electronic Registration Systems Inc. appears in transfers on Walker Pond Road and Allen Road.

Two deeds listed a matching or related name on both the seller and buyer sides: 46 Willard Rd, where Maria Aritan is listed as the seller and again, along with Zachary Difronzo, as a buyer; and 298 Cedar St, where Edward J. Campbell is listed as the seller and Edward Campbell as the buyer.

Sturbridge Town Conservation appears as a party on both Westwood Drive transfers, once as a seller (114 Westwood Dr, with co-seller Nicole Marie Chaput) and once as a seller on the other side of the same street (66 Westwood Dr, with buyer Shante Algoo).

No property-type breakdown (single-family, condominium or multi-family) was available from the deed data, and no square-footage figures were provided for any sale, so price-per-square-foot comparisons are not possible this period.
