STERLING -- Fifteen real estate transfers were recorded in Sterling over the four weeks ending Sept. 26, according to Worcester County Registry of Deeds records, but a sale price had posted for only three of them as of this report.

MARKET OVERVIEW Fifteen transfers were recorded in Sterling during the period. Of those, three carry a recorded sale price, ranging from $26,727 to $549,900, with a median of $250,000. The other 12 have not yet shown a price in registry data, which typically appears within about a week of recording; that gap reflects the normal lag in the county's data pipeline, not a withheld price. The 15 recorded transfers indicate steady deed activity in Sterling over the four-week span, though without a prior-period baseline in this dataset, it's not possible to say whether that pace is unusually active or quiet.

TOP SALES The highest-priced transaction recorded was a $549,900 sale in Sterling on Sept. 4, with C D Corrinne Builders Inc. as seller and Kathleen M. Phinney and John F. Phinney as buyers; the deed record does not list a street address for this parcel.

The second-highest was 24 Meetinghouse Hill Rd., which sold for $250,000 on Sept. 3. Michael and Patricia Ward were the sellers; All One Credit Union is listed as the buyer.

The third recorded price was 10 Campground Rd., which transferred for $26,727 on Sept. 8. Thomas and Suzanne Porciello were the sellers; Loandepot.com LLC and Dart Collateral Manager LLC are listed as buyers.

The remaining 12 transfers recorded in the period have not yet posted a sale price.

NEIGHBORHOOD BREAKDOWN Meetinghouse Hill Road had two recorded transfers: 24 Meetinghouse Hill Rd. ($250,000, Ward to All One Credit Union) and 12 Meetinghouse Hill Rd. (price not yet available, Workers Credit Union to Carrie L. Rugg).

Fox Run Road also had two transfers, both without a posted price: 2 Fox Run Rd. (Wells Fargo Bank NA to Michael F. McNally) and 4 Fox Run Rd. (Gloria J. Gibney, trustee, to the Gibney Family Trust, a within-family trust transfer).

Leos Way had two related entries recorded the same day, Sept. 4: 13 Leos Way, sold by Kathleen M. and John F. Phinney with no buyer listed in the record, and 13 Leos Way Unit 13, transferred from the Chocksett Landing Condominium Trust to Carl D. Corrinne, trustee. That same day, the Phinneys are recorded as buyers of the period's top sale, the $549,900 property sold by C D Corrinne Builders Inc., linking the Leos Way condominium activity to that top-priced transaction.

By price tier, the three properties with recorded prices split across a wide range: one under $100,000 (10 Campground Rd.), one in the $100,000-$500,000 range ($250,000, Meetinghouse Hill Road), and one above $500,000 ($549,900). The remaining 12 transfers are unpriced pending registry updates.

MARKET NOTES Nine of the 15 recorded transfers list a bank, credit union or mortgage servicer as a grantor or grantee, including Wells Fargo Bank NA (two transfers), Selene Finance LP, Carrington Mortgage Services LLC, Loandepot.com LLC, All One Credit Union, Workers Federal Credit Union, Workers Credit Union and Digital Federal Credit Union. That is a majority of the period's activity, suggesting many of these transfers are tied to lending or loan-servicing transactions rather than typical owner-to-owner home sales.

Two transfers involved trusts rather than individual owners: the Gibney Family Trust transfer at 4 Fox Run Rd. and the Chocksett Landing Condominium Trust transfer at 13 Leos Way Unit 13.

Property types recorded this period included at least two condominium units, at 13 Leos Way Unit 13 and 5 Honeycrisp Way Unit 5, alongside single-family addresses. Bedroom, bathroom and square-footage figures are not part of the deed record and are not available for any of the 15 transfers.
