STERLING -- Thirteen deeds were recorded in Sterling over the past month, but only three included a disclosed sale price, ranging from $50,000 to $514,250, leaving most of the period's property transfers without a documented value.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 13 property transfers in Sterling between July 24 and Aug. 22, 2026. Three of those 13 included a disclosed consideration amount, ranging from $50,000 to $514,250, with a median of $175,000 among the disclosed sales. The remaining 10 transactions were filed without a sale price, which is common for certain deed types such as trust transfers, foreclosure-related conveyances and mortgage discharges. Based on the raw count of 13 recorded deeds, the period shows a moderate level of transaction activity for the town, though the low rate of price disclosure, three of 13 filings, limits any broader conclusion about where home values stand this period.

TOP SALES The three disclosed-price transactions, in descending order: A property listed only as Sterling, MA, without a street address in the deed record, sold for $514,250 on July 30. The sellers were Michayla Casella and Richard Kenneth Casella; the buyers were United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. 6 Leominster Rd sold for $175,000 on July 29. The sellers were Sandra L. Johnson and David H. Johnson; the buyer was All One Credit Union. 48 Maple St sold for $50,000 on July 31. The sellers were Jennifer L. Bolduc and Michael T. Bolduc; the buyer was All One Credit Union. No additional sales in the dataset included a disclosed price, so the top-sales list is limited to these three transactions.

NEIGHBORHOOD BREAKDOWN Two streets had multiple recorded transfers this period. Meetinghouse Hill Road saw two transfers, at 38 Meetinghouse Hill Rd and 111 Meetinghouse Hill Rd, both without a disclosed price. Leos Way also saw two transfers on the same day, July 24, at 11 Leos Way Unit 11 and 11 Leos Way, both without a disclosed price. By price tier, of the three disclosed sales, two fell under $200,000 ($50,000 and $175,000) and one exceeded $500,000 ($514,250). The remaining 10 transfers cannot be sorted into a price tier because no consideration amount was recorded.

MARKET NOTES No bedroom, bathroom or square-footage data is available in the deed records, so no price-per-square-foot comparison can be made. Property types identifiable from the addresses include at least one condominium unit, 25 Honeycrisp Way Unit 25 and 11 Leos Way Unit 11, alongside single-family street addresses. Several transfers listed a bank, credit union or mortgage company as either buyer or seller: All One Credit Union appears as buyer in two transactions (48 Maple St and 6 Leominster Rd), United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyers in the Sterling, MA transaction, Goodleap LLC as buyer at 7 Ridgewood Rd, Digital Federal Credit Union as seller at 4 Ashton Ln, and Clinton Savings Bank as seller at 25 Honeycrisp Way Unit 25. One transfer, at 38 Meetinghouse Hill Rd, moved ownership from Douglas G. Fields and Douglas Fields to Douglas G. Fields Tr and Susan Joy Fields Tr, a trust transfer within the same family. Another, at 56 Kendall Hill Rd, involved S Y B Realty Trust and Sally Y. Beckwith Tr as seller, with the buyer recorded as the Sterling Town Electric Light Department, a municipal entity. Because only three of the 13 recorded deeds included a sale price, most of this period's Sterling property activity cannot be evaluated in dollar terms.
