Spencer Home Prices Range From $17,773 To $444,600 In Latest Deed Filings

SPENCER -- Twelve property deeds were recorded in Spencer between Aug. 21 and Sept. 19, with sale prices posted so far for just four of them, ranging from $17,773 to $444,600.

MARKET OVERVIEW Twelve sales were recorded in Spencer over the four-week period. Of those, four carried a recorded sale price, ranging from $17,773 to $444,600, with a median of $119,118 among the priced sales. The other eight sales have not yet had a price posted to the registry. That gap typically closes within about a week of a deed's recording and reflects a data lag, not anything withheld by the parties involved. Twelve recorded transfers in four weeks is a moderate pace of activity for Spencer, though with two-thirds of prices still pending, the month's overall price trend cannot yet be judged from the raw sales count alone.

TOP SALES The month's highest-priced transaction recorded so far was a property in Spencer that sold for $444,600 on Aug. 26. Paula Gardner was the seller; the buyers were loanDepot.com LLC and Mortgage Electronic Registration Systems Inc.

A property at 38 Valley St. sold for $153,000 on Aug. 24. Sean M. Pashoian was the seller; the buyers were Mortgage Electronic Registration Systems Inc. and Deephaven Mortgage LLC.

A property at 7 Ashview Dr. sold for $85,237 on Aug. 26. Carlos J. Carrasquillo III and Christian Carrasquillo were the sellers; Urban Development was the buyer.

A property at 22 Maple St. sold for $17,773 on Aug. 26. Michael T. Hickey and Karen Hickey were the sellers; Urban Development was the buyer.

The remaining eight recorded sales, at 180 Ash St., 15 Hastings Rd., 138 E. Charlton Rd., 21 Highland St., 10 Ethier Dr., 32 Main St., 10 Bell St. and 5 Deer Run Rd., have price not yet available.
