Spencer Deed Prices Range From $400,000 To $441,000 So Far This Period

SPENCER -- Nine property deeds were recorded in Spencer during the period of Aug. 28 through Sept. 26, according to Worcester County Registry of Deeds records, though sale prices have posted for only two of those transactions so far.

MARKET OVERVIEW

Of the nine deeds recorded, two carry a listed price: $400,000 and $441,000, putting the recorded price range at $400,000 to $441,000 with a median of $420,500. The remaining seven transactions show no price yet, which is typical for recently recorded deeds; prices generally appear in registry data within about a week of recording. With only two of nine transactions priced so far, it is not yet possible to characterize the full month's price trend from this dataset alone.

TOP SALES

The highest-priced transaction recorded was 20 Main St., which sold for $441,000 on Aug. 28. The seller was listed as Path to Freedom Fund LLC and the buyer as St Marys Credit Union.

The second recorded sale, at $400,000 and also dated Aug. 28, listed no street address, only "Spencer, MA." The sellers were Brian W. Healey and Jennifer M. Healey; the buyers were listed as Northpoint Mortgage Inc. and Mortgage Electronic Registration Systems Inc.

The remaining seven deeds recorded during the period, at 12 Spring St., 7 Dufault Rd., 9 Westland Dr., 29 Pleasant St., and three entries tied to South Spencer Road, have no price yet available in registry data.

NEIGHBORHOOD BREAKDOWN

South Spencer Road accounted for three of the nine recorded deeds, listed under slightly different address formats: 207 So Spencer Rd., 207 S Spencer Rd., and 207 South Spencer Rd. Sellers on those three records were listed as the Healey Living Trust and James Healey; James Healey and Pat Healey, both as trustees; and Brian W. Healey and Jennifer M. Healey. No price has posted for any of the three.

The other six recorded deeds were spread across individual streets: Main Street, Spring Street, Dufault Road, Westland Drive, Pleasant Street, and one entry without a listed street address. Of the two deeds with recorded prices, one falls in the $400,000-$441,000 range at 20 Main St., and the other, at $400,000, is the entry without a listed address.

MARKET NOTES

Four of the nine deeds recorded during the period list a seller with the surname Healey, three of them tied to South Spencer Road addresses recorded under varying spellings. The registry data does not indicate whether these represent a single property changing hands within the family or separate transactions; the pattern is noted here without speculation on the reasons behind it.

Several of the nine recorded deeds list financial institutions as buyers, including St Marys Credit Union, JPMorgan Chase Bank NA, Mortgage Electronic Registration Systems Inc. and Northpoint Mortgage Inc.
